After investigation and inspection the Board finds that the
applicant wishes to divide a 2 .482 acre parcel of land into two
parcels. The Board feels that the applicant .has met all the land
area requirements except the frontage requirement. This slight
reduction of road frontage from 150 feet to 132. 13 feet will have
no effect on the character of the area. The Board agrees with the
reasoning of the applicant.
The Board finds that strict 'application of the Ordinance would
produce practical difficulties or unnecessary hardship; the hardship
created is unique and would not be shared by all properties alike in
the immediate vicinity of the property and in the same use district;
and the variance will not change the character of the neighborhood ,
and will observe the spirit of the Ordinance.
On motion by Mr. Douglass, seconded by Mr. Grigonis; it was
RESOLVED that Rita Cooke Woglom, Main Road, East Marion., New
York, be GRANTED permission to divide property with insufficient road
frontage as requested. Location of property: Main. Road, East Marion,
New York, bounded on the north by Hicks; east by Rand; south by' .Main
Road (S. R. 25) ; west by Jayne and Sloan.

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because Petitioner would be unable to divide the property
into two lots because of insufficient road frontage.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because except for the lack of road
frontage the lots, 'in all other respects, conform to the ordinance .
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because other properties in the area are of
similiar size to the subject property, if divided. The property
consists of 2 .482 acres and can adequately handle two residences .

1. That it is the intention of the undersigned to petition the Board of Appeals of the Town of Southold
to request a (Variance) (Special Exception) (Special Permit) (the following relief: Division of
property as shown on attached photocopy of survey.
2. That the property which is the subject of the Petition is located adjacent to your property and is des-
cribed as follows: See attached survey.
3. That the property which is the subject of such Petition is located in the following zoning.district:

4. That by such Petition, the undersigned will request the following relief: Division of said
property as shown on attached photocopy of survey.
5. That the provisions of the Southold Town' Zoning Code applicable to the relief sought by the under-
signed are: 100-31 Bulk, area and parking requirements.
6. That within five days from the date hereof, a written Petition requesting the relief specified above will
be filed in the Southold Town Clerk's Office at Main Road, Southold, New York and you rnav then and there
examine the same during regular office hours.
