After investigation and .inspection the Board finds that the
applicant requests permission to reduce his front yard setback
from 50 feet to 28 feet. The .Board can appreciate the difficulty .
created by the requirement of the DEC .that the house be set back ..
47 .feet from the inlet. The Board agrees with the reasoning of
the applicant.
The Board finds that strict application of the Ordinance would
produce practical difficulties or unnecessary hardship; the hardship
created is .unique and would not be shared by all properties alike
in the immediate vicinity. of the property and in the same use dis-
tricts; and the variance will not change the character of the
neighborhood and will observe the spirit of the Ordinance.
On motion by Mr. Douglass, seconded by Mr. Grigonis, it was
RESOLVED, that Ronald H. Roberts, c/o First Towne Realty,
Southold, New York, be GRANTED permission to reduce his front.

sary HARDSHIP because Because of the Department of Environmental
Conservation set back of 47 feet, an average house cannot fit on
the lot,
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because the Lot is smaller than
most lots in the area.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the proposed house would be similar
to those in the district.
