After investigation and inspection, the Board finds that the applicant
is the owner of five. lots 'in the Goose Neck Subdivision. which have a
total road.,frontage of ._257.65 .feet and a depth on one side of 195 feet
and a depth'.om the other wise 'of 170 feet. The applicant wishes to
create a lot havirid 100 feet of road frontage with a square-foot area
of 15, 000 and .a lot with 157 . 64 feet of road frontage containing
29 ,000 square feet. .'l ;The lots to be created will be larger than many
of the lots in this area. The Board agrees .with the reasoning of the
applicant.
The Board finds that strict application of the Ordinance would produce.
practical difficulties or unnecessary hardship; the hardship created
is unique and would not be shared by all properties alike in. the im-
mediate .vicinity of the property and in the same use district; and
the variance will not change the character of the neighborhood and
will observe the spirit of the Ordinance.
On motion by Mr. Douglass, seconded by Mr. Grigonis, it was
RESOLVED; that William P. Riley, Smith Drive North, Southold, New York,
be GRANTED permission to divide property with insufficient area and
width. Location of property: Lots No. 23 through 27 inclusive, Map
No. 1663, Map of Goose Neck Estates, Southold, New York, upon the
following conditions:
(1) There shall be no further subdivision of either of . the
lots created by this action.
(2) The division line shall be no closer than 10 feet to the
existing dwelling sitting on lots 25, 26 and 27.
(3) Approval. of the Suffolk County Planning Commission.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because_ owner built house in middle of property, 250 ft-
road front,. many years ago . Now owner is retiring and desires to .
reduce expenses and upkeep.
2. The hardship created is UNIQUE and is not shared by all properties _alike in the immediate
vicinity of this property and in this use district because all lots in Goose Neck
subdivision._were... laid out 50_ ft: ' to 60 ft. wide and a fair
percentage of -houses in subdivision are on one lot - owners
house is on 5 lots .

1. That it is the intention of the undersigned to petition the Board of Appeals of the Town of Southold

2. That the property which is the subject of the Petition is located adjacent to your property and is des-

4. That by such Petition, the undersigned will request the following relief: To sell off one lot
