APPROVED ZONING BOARD OF APPEALS FORM ZB4 Chairman Board of-Appeals After investigation and inspection, the Board finds that the iapplicants are requesting to . subdivide property which was at one I time three legal lots, but because of merged ownership it is . deemed one parcel. By re-dividing this property into two lots, the lots would still be larger than the other lot sections in that neighborhood. The Board does agree. with the reasoning of - The Board finds that strict application of the Ordinance would produce practical difficulties and unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood and will observe the spirit of the ordinance.
