SOUTHO LD TOW N. BUILDING ZONE_ORDINANCE....BOARD OF APPEALS'

The- Board of Appeals met May 2nd 1957 of the Town!Clerk's Office at
7s30 P.M..'..members of'the board present ,were Gr_egonis,Rosenberg,and
Gillispie.Howard Terry,Building Inspector-,also attended: Absent=Doyen,.
and- Bergen;
A number of situations relating to the application- of the ordinance
were presence&'.and recommendations were-maderas to' .application,procedurai
and jurisdiction.
John H-Jossup itiowner• since:.11/15/55 of a lot 50 x 175..Pequot. Road,
Fleet sr.Neck requested side yards of 8' and 12' and. a 47' set-back.
Building Inspector was asked to issue:-him a permit:,&/c within permissible
variations.It was suggested to Building Inspector that variations of yards
within permissible-limits on narrow lots of record at effective-.date lies
within his jurisdic.tion,and he is- instructed in such..cases to, issue
permits,provided therec-is no other variation which would affect the lot..

that he-conform to front line.-in-area and keep proposed barber shop at .
least-, six feet from adjoining- building,;presently regarded as a severe:
fire;.hazard..Lot is 83' x 809has structure:.on it now,barber shbps16 x 20

...owner can. sell if board regards size.of lots favorably..Board agreed
to think favorably of such a transaction in view of fact many, other lots '
on.proper.ty which could be' changed are being changed by owner:: from 50'
to 100' frontage...to conform with min=J u provisions of ordinance..

is defined as being 350 sq. feet or less.- in Trailer Camp Ordinance.

A. number of other cases were presented to Board of Appeals where we have
no jurisdiction advice given,to Building Inspector.
Gbdar Beachsfact was noted by Howard Terry that this property was sold
4/r22 57,a map filed with 20 x 140 lots,all papers in order.Two signs erected
one for Fishing Station,one offeriig. sand & gravel for sale. Some discussion
as to whether or not building permits should be issued on lots of this
size and character,considering sewage,water,and other problems incident to
the area*
Thiere was discussion of the Information Sheet prepared for general use
of people intending to build,further discussion of Appeals Forms which are
on: order,and it was recommended that a subscription be taken to the-
ZONING--BULLETIN at ten dollars per year.
