A regular meeting of the Southold Town Board of Appeals was held at ' :30
P.M. on Thursday, August 15, 1957, at the Town C1erk1s Office in Southold,
N. Y.
There were present: Mr. Gillispie, Jr. ; Chairman, Mr. Bergen, Mr. Rosenberg
and Mr. Gregonis.
Also present: Mr. Terry, Building Inspector.
Absent: Mr. Serge Doyen, Jr..
Minutes of the August 8th meeting were read. On motion made by Mr. Bergen,
seconded by Mr. Rosenberg, and carried, minutes were approved.
Mrs. Thomas Jurzenia of Kerwin Blvd. , Greenport, N. Y., discussed with the
Board property at Wickham Park, Greenport, on filed map of Peconic Bay Estates.
She advised that they own property there on which they intend to build a Motel.
There are 3 houses on this property now, one 201 x 241 and the other two about
the same size with the exception that they have small porches attached. In order
to construct the Motel they will have to move the three houses and are interested
in purchasing hots 35, 36 and 37 from Mr. Howard P. Barnes of Lynbrook, N. Y.
These lots owned by Mr. Barnes on above mentioned filed map average from 50 to
?5 feet in width and approximately 2001 or more in depth. Board advised that the
Town Board will -reapprove some of the old filed maps and if the map in question
is reamproved there would be no need to apply for a variance. If map is not
approved by the Towle Board then Mrs. Jurzenia would have to get in touch with
Mr. Barnes and have him file an appeal for a variance to the Zoning Ordinance
on the three lots. Board advised that under the present ordinance they could
not approve a variance on a 501 lot.
Mr. N. C. Parsons, Traffic and Permit Engineer of the State of New York,
Department of Public Works, Babylon, N. Y. , attended the meeting in response to
invitation of the Board. Mr. Parsons discussed safety requirements applying to
Gasoline Service Stations and gave the following detailed account of the usual
procedure :

2. Corner curbing would have to be 251 before they could start an entrance
except in special cases where the property is very small the curbing might be
reduced slightly.
3. We usually request that the entrances be on an angle , from 30 to 45 degrees,
to permit trafficz to move slowly and smoothly and not straight in to the station.
4. A minimum of 151 for setback should be retained as 109 is a little too close
from the property line to the pump islands.
5. Restrictions_ concerning anything within the property line is the prerogative
of the Town.
6. . We could specify that an asphalt black top be put in all the.way to the
curbing, which would provide a sidewalk, and a low barrier type fence between
entrances so that cars would not cut across.
7. Tanks can be set anywhere, depending upon the layout of the property.
8. Fills for the pumps must be on the property, not on the sidewalk.
9. There are no restrictions on tanks. If you want to set up a standard as to
location of tanks that is your prerogative. They should be set so that they do
✓ not effect station operation, preferably behind the pump line.
10. Signs should be placed on the property and not overhang property line.
Mr. Parsons further explained that his department operates solely through Permit
of Access. Each station applies for their own permit. The Department of Labor
checks safety requirements concerning buildings. In the case of trees just
outside of the property, at least one of the trees will have to come out. They
will have to get permission from your department and must apply to our office
for permission to do the work.

Mr. James Hendry, 632 Roanoke Ave., Riverhead, N. Y. -- Lot No. 78, Wickham Park,
Greenport, N. Y. This is a corner lot 751 front x 1801 deep, which Mr. Hendry
purchased 4 years ago. He intends to build house 451 x 581 in center of property,
which would leave sidelines of 6-1/21 on either side of house. Board advised
that an appeal for special exception would have to be filed and applicant agreed
to board's suggestion that a fence be placed on the south side of property, on
the road called "Island View Lane".
