PLANNING BOARD MEMBERS John Wickham, Chairman Henry Moisa Alfred Grebe William Unkelbach M I N UT E S SOUTHOLD TOWN' PLANNING BOARD December 13s 1966 A regular meeting of the Southold Town Planning Board was held at 7:30 P.M.', Tuesday,.- December 13s 1966s at the Town Offices Main Road, Southolds New York. This was an informal meeting in view of the fact there was not a quorum. There were present: Messrs: John Wickham,, Chairman; Henry 'Moisa. Absent: Mr. William Unkelbach - due to illness; Mr. Alfred Grebe - due to poor flying conditions. Also present- Mr. Rod Van Tuyls Consultant; Mr. Howard Terry, Building Inspector. An informal discussion was held with the ppospective purchasers of the property of M.E. Goetschius and Otherss located on the south side of a private road known as Miller Roard or Bungalow Roadt Mattituck.. New York. This area is also known as Youngs Point. The prospective purchasers wish to subdivide this property whichbas an area of about three acres. Possible division of the property was discussed. The Chairman advised the applicants to have a preliminary plan drawn up. No formal action was tale n: on the matter. J 1 Southold Town Planning Board =2-- December 13t, 1966 The Planning Board received a preliminary plan for a sub' division to be known as South Harbor Homest at Southold, owned by Henry J. Smith. There are 23 lots shown on the preliminary maps- all of which are just about minimum size. There was a discussion held on the location of the wells .for certain lots. The Chairman advised that- the applicant should check with the Board of Health on this plan. The Chairman also advised he would like to see the lots a little larger and have a few less lots. The Chairman further advised that- any wells that were to be located on the road way must show on the final map and .have the full approval of ' the Southold Town- Superintendent of Highways. The Planning Board received from,- the Town Board the original application of Casbort InceMattituckt. New Yorke relative to a change of zone .from "A" Residential and Agricultural 'District to "B" Business District on certain real property situated at Mattitucke in the Town of Southolde Suffolk County,. New Yorke and more particularly bounded and described as follows: BEGINNING at a concrete monument on the southeasterly side of Westphalia Avenue at the northwesterly corner of the premises herein described; running thence along Westphalia Avenue two courses and distances: (1) South 700 008- East- 116.10 feet to a monument; (2)` South 360 233 40" East 125.00 feet to a monument and Middle Road C.R. 27; running thence southwesterly along Middle Road C.R. 27 on a curve to the right having a ,radius of 1799.86 feet a distance of 306. 90 .feet to land of Kaiser; running thence along said land of Kaisers North 670 393 30" West 205.85 feet to a monument at the southwesterly corner of the premises herein described; running thence North 360 47' 30". East 358.96 feet to the monument at the point or place of beginning. , Mr. Franklyn',A1_ 11nA_,_&nd Richard Crone Esq.'t, were present - to --aLx discuss the application. The Chairman advised that- the Planning Board has maintained that they want to keep` County Route 27 a high speed,. limited access highway. The Chairman also pointed out that- there is a church within 500 feet- of the proposed change of zone. The Chairman also advised Mr.. Born that the Planning Board would like a letter of intent stating what will be done with the property if the change of zone to business is granted. Mr.- Cron pointed out that -there are many business areas in the immediate vicinity of the property in question. The Chairman advised that the Planning Board would look at the site and study it 'very carefully. i Southold Town Planning Board -3- December 13, 1966 The Southold Town Planning Board received from the Town Board the original petition of Ernest- E. and Harold W.' Wilsberg, and` Casbar, Inc. , Mattituck., New York, relative to a change of zone from "A" Residential and Agricultural District' to "B" Business District on certain real property situated at-Mattituck, in the Town of Southold, County of Suffolkr. State of New Yorke and bounded and described as follows: PARCEL I - BEGINNING at' a monument on the northerly side of the .Main Road at the southeasterly corner of the premises herein described and the southwesterly corner of land now or formerly of Wilson from said point- of beginning running along said land now or f rmerly of Wilson, North 240 043 20" West a distance of 711.70 feet a monument and land of.Long Island Railroad; running thence along said land of Long Island Railroad, South 440 432 50" West a distance of 316. 89 fedt to .land now or formerly of Wilsbert, for- merly of James Young; running thence along said land now or for- merly of Wilsberg, two courses and distances: - 1) S. 21° 563 20" East 418.11 feet; thence 2) South 210 17 ' 20" East a distance of , 282.60. feet to a monument on the northerly side of the Main Road, running thence along the northerly side of the Main Road, North 480 20J 10" East a distance of 340.70 feet to the monument at the point or place of beginning. Mr. Born. stated that the premises would be- used -for a- general office building. Mr.- Kron Explained the layout of the property and pointed out the business areas in the immediate vicinity of this property. No action was taken on the matter. - The- Planning Board set 7:30 P.M. , Tuesday, Decmmber 2.0, 1966, at the Town Office. Main Road., Southoldi.
