A regular meeting of the Southold Town Planning Board was
held at 7:30 P M r: Monday,: December 28,, 1964t, at the Town Office.a,
Main Road,. Southold,. New York.
There was present: Messrs: John Wickhamv,: Chairmans, Henry

There was also present: Messrs: Otto ,Van Tuylz, Consultant;
Howard Terry„ Building Inspector.
- Lefferts ' P. Edson'&, Esq.,, and Mr. Schneider' again appeared
before the Board to further discuss the subdivision "Eastern
Shores at Greenport,, Section II".91 located on the North Road,
Greenport,. New York. This property is bounded and described as
follows:
Beginning at a point on the northerly line of-Middle Road,;
486.70 westerly along said northerly line from the southwesterir
corner of land of Burt and the southeastetly corner of land of
Eastern Shores,, Inc. ; from said point. of beginning running

Mr. Edson advised that he had talked with parties connected
with the Greenport Water Companyr, and there will be no problem
in obtaining city water. Mr. Edson advised that -he would
supply a letter' of intent for the 2% acres to be set-.aside for
park and playground areas, and for the 200 feet of access to the
water. The question was brought ups, if there had to be exactly
2003, on the shore. The Chairman .advised that. the Board would
be as cooperative as possible.
On motion by Mrs, Young,, seconded by Mr. Grebes, it- was
RESOLVED that preliminary approval be given to, the_
subdivision to be known. as "Eastern Shores r Section I2"s;
located on the North Roads Greenports. New York, as shown
on the map by. ,Otto -Van Tuyl &- Sons, revised December 232, 1964.
Vote of the Board: Ayes:Mr. Wickhamr, Mr, Moisas, Mr. Grebes,
Mr. Young and Mr. Unkelbach.
The Board again considered the application of Martin D.
Schluensen fora change of' zone from."A" Residential -and
Agricultural District. to "B" Business District s. on property
located in Southold. This property is bounded and described,
as follows:

The' Chairman reported that 'he had a couple of telephone
calls from ,people who were interested in. this property. - Arnold
Larsen was present- to urge the Board to make their recommendation
so- that this maybe set fora hearing. by the Town Board. He
stated that eight months ago the same offer for the -property
had been-made to the Cemetery."Association .and they did not show
interest.
- On motion by'Mr. Unkelbach-, seconded by Mr. Grebe:, it was
-RESOLVED that -the. Southold Town -Planning -Board favorably
recommends to the .Town Board the change of. zone from"A"
Residential and Agricultural -District to "B." ' Business .District
on the property of Martin D.- Schluensen as described hereinabove.
- The Planning Board has been in contact with the .Cemetery
'.Association and told them that. the Board would like...to give
them .an opportunity to voiceatheir opinions. The Park .District
.and another person .interested .has also shown interest 'in this
property but to date we have received no communication from
them. Therefore,;, we must assume� that,.they'are not interestedo
vote of the Board: Ayes:-- Mr. Wickhams, Mr. Moisaf Mr. Grebes.

The Chairman read the new rules and regulations for
. subdivisions in'Suffolk' County in regard to municipal water
and sewage disposal. Mr. -Young felt that the'Planning
Board .should'pass .a resolution to -require one acre lots.
However,, this can not be done,, unless the' Zoning `Ordinance
is also amended to 'require ,one, acre lots. A letter was
written to, the Southold Town Board -advising- them that the
Planning Board would like to meet with them .and discuss the
new-County -Board of Health requirements in. relation to sewage
disposal and one acre zoning exemptipn provision,; with the
theory that they -might -amend the zoninng-'Ordinance tolrequire
one acre zoning where- neither municipal water and sewage,-
disposal is available.
On motion by Mr. Wickham,, seconded by Mr. Grebes, it 'was
RESOLVED that the fee be paid to the New York' State
Federation of:Official Planning Organizations for the
publication .of "PLANNING NEWS",,:which..is received by- the
members of the Planning Board and the Board of Appeals:

-On motion by.-Mri. Wickham,,, seconded by-Mr.- Grebe, it was
RESOLVED that the minutes of November •:24,, 1964,' be .
restated in connection with the appearence of -"Julius' Zebroski.
It is .as follows: Mr.: Zebroski be ;given approval of ;a
proposed road off the easterly side of Waterview Drive,
such road to be in a subdivision which he will present in the
future,, as shown on: the sketch by Julius Zebroski as _planned.
To further clearify it,_ it is the intention of the' Planning
Board only to locate that portion of the proposed road which
is immediately adjacent to Naterview Drive, Therefore,, it
should be pointed out that the minutes of November -24,• 1964
are in error in connection with the property in question.

The- Chairman advised that he had been talking to
Mr. Williamsom, who holds the -mortgage, on the property ,
.where the. subdivision,; "Blue Horizons" is to be located
in� Peconic. Mr. Williamson has certain covenants and
.restrictions in his. deed and mortgage with Blue Horizons.
The° Chairman advised Mr. Williamson that the Planning Board
would cover him in these covenants which is the normal
procedure -of-the Planning Board.
The next�--ineeting of the ,9'outhold3,Town Planning Board .will
be held at 7:30 P 'M:; Friday,,, -January 15,,, 1964 at the Town_
Office,,, Main Road,, Southold,_ New York.
