SOUTHOLD TOWN, PLANNING
October 8,. 1962
A regular meeting of-.the- Southold Town ,Planning Board was
held 7:30' P.M..... Monday, . October 8, 1962 at- the Town Office, Main
Road:- Southold•= New York.
There were present: Messrs. John Wickham, Chairman, Henry
Moisa,- Alfred Grebe,,.. Archibasd Young, and William Unkelbach.
Also present: Messrs. Howard Terry., Building and Otto W.
Van Tuyl, - Consultant. .
Joseph..Snellenburg, Attorney, attended this meeting with
reference to an application for an Open Development- Area made by
Anthony Gazzola,, Leslie Gazzola, Aaron Blakeman, Arthur Marini,.
- Elias Larocca,. and Julius Zebroski on property located at the south
side of Bayview-Road between the lands of Zukas and other lands
formerly owned -by Julius Zebroski. The property is bounded north
by Main Bayview Road 79. 25 feet, east-by other lands of Julius' Zebroski
635 feet, south by a dredged canal 320 feet- and west by land of= Zukas
650 feet. This application was referred to the Planning Board by
the Town Board with a request that the Planning Board prepare an
official report- defining the conditions described in the petition
and determine the area so af:ected with the recommendhtion of the Board.
Southold Town Planning Board -2 October 8, 1962
The map attached to the application shows 9 lots, containing
between 12.,.500 sq. ft. and 27, 000 sq. ft. On the westerly side of
the parcel there is a 25 ft.- right-of-way and on the easterly side
there is a 50 ft. right-of-way. The Planning Board is aware that
the Board of Appeals has denied recognition of access due to the
fact the lots within the bounds of this. property should be a sub-
division. The Board advised Mr. Snellenburg that they would study
the matter further and thanked him for appearing.
After considerable study of this application, on motion of Mr.
Moisa,. seconded by Mr. Young, it was
RESOLVED that the Planning does not recommend to the Town Board
that this property be established as an Open Development-Area. There
are more than four lots, which by definition would make this a sub-
division and it should be pointed out that the Board of Appeals has
refused to grant recognition of access on the westerly side of the
50 ft. right-of-way shown on the map because they declare this property
should be a subdivision.
The Planning Board recommends therefore that petitioner be
informed that the only solution to this problem is to file a map
showing this property as a subdivision served by a 50 foot right-
of-way.
Vote of the Board: Ayes:- Mr. Wickham, Mr. Moisa, Mx. Grebe,
Mr. Young, and Mr. Unkelbach.
Mr.. Christ Stratakis appeared before the Planning Board to present
a preliminary map and formal application for a subdivision. This subs
division is to be known as Stratmors Estates at- East Marion, New York,
west side Rodky Point Road and will contain 10 lots. Mr. Van Tuyl
advised that he did not have time to prepare contours of the road but
will have them in the near future. This road is short, being approx-
imately 390 feet long and 50 feet wide. Mr. Stratakis plans to
maintain this as a private road until such time as theproperty to .the
west is developed and a connection is made. The Board does not think
a turn-around is necessary because the road is so short.
After further discussion, on motion of Mr. Grebe, seconded by
Mr. Unkelbach, it was
RESOLVED that the Planning Board grant- Christ- Stratakis tenati.ve
approval of his subdivision to be known as 'Stratmors Estated' at East

changed the location of the road and the Board approved of the
new location. He anticipates dredging the pond and providing
boat slips for each lot owner and this was approved by the Board.

Southold Town Planning Board -5- October 8, 1962
Mr. Grebe advised the Board that the West End Land Company
is selling a parcel of land to the Fire District- on Fishers Island
to build a new fire house. The location of the property is Equestrian
Avenue and Athol Crescent Avenue. He wished to know if' a change of
zone to "B" Business would be necessary for the use of the property
by the Fire District. It was agreed that a governmental function
such as a fire house: does not require. a_ "B" Business Distrd;dt, there-
fore a change of zone would not be necessary.
The next meeting of the Southold Town Planning Board will be
held 7:30 P.M. , Monday, November 19, 1962 at the Town Office, Main
Road, Southold, New York.
Mr. Young reported that he has come to a standstill on the matter
of revising the highway specifications. He discussed this with
Superintendent of Highways Price and was advised that the Town is
going to take up the matter of revision of the highway specifications
very soon, however, Mr._ Price asked Mr.Young if he would continue
his research and prepare a memorandum for the Town Board giving his
suggested changes. The Planning Board agreed that they would take up
this matter at the next meeting and discuss and try to formulate
revised highway specifications for submission to the Town Board.
