Y. 11971 t PLANNING BOARD MEMBERS John iWi,ckh121m, (Chairman Henry, 'Moisa ,Alfred :Grebe William Unkelbach Frank ,Coyle special Meeting of' Planning Board April 21z. -1969 A special meeting of. the Planning Board was held in connection A with 'a joint meeting of 'Planning Board and Town Board on the Master ' "Plan. Present were: John Wiokham-Chairman',. Frank Coyle. . Henry Moisa of the Planning Board, Supervisor -Martocchia.s. -Councilmen-Louis Demarest_ . Howard Valentine of. Town Board. Howard Terry-Building Inspector The meeting was opened at ' 7:50 PM,-' by John Wickham.., who showed the ,par.tially -colored -in map which the -Planning -Board has been working 'on for some timev All present agreed with the map as far as it has gone. It was agreed to put an area of "'C--1" Light 'Industtial- District..i. "around the new airport north .of Oregon Roadie. Mattituck. More thought will have to be given to other areas before marking .the map. - Our plan for an industrial area near 'Greenport Village has to be changed due to the expansion .,of the Village limits taking .in the- area -planned for this use, It was reported that :the'County Health Dept, has agreed to establish a minimum one ,acre lot size for' all the eastern towns -Special Meeting of Planning Board -2-- __ -April 21•,, 1969 and probably :-for the entire county. It is expected this.will become ,effective -in the very near future•. Based on this •information it was decided to put all of the undeveloped area •south of 'Route 25 west--of Mill Creek in •a one acre "A--1" zone and all of the .-.undeveloped area north of Route 25 �in a 2.'acre "A-2" zone this :zone to include all undeveloped lands east -of Mill Creek. Much .discussion was held on; the new four lane -road i(CR27) -from Mattituck. east. It was agreed that the application of 'David-Mudd for change from "A" to "B" on northerly side of 'the new four lane road -near Ackerly `Pond Lane-'-Extens,ion should -be disapproved as 'Doroski has withdrawn his application for the same area. The new CR2.7 will be kept.`as. free -of: business 'as possible. The ,application of •Dorosk-i :and Mudd -to adjust -their present "B•" zones on the south side of CR27 at' Ackerly :Porid 'Lane was approved and recommended. There was more thought given. to ',an additional expressway through. the •Town and its locations, generally close to the Rail- road from Mattituck to Southold and then swinging north-easterly through open land to cross Mill Creek about mid poiint between ' Mairi Road. and North' Road and to cross .the North'Road somewhere west of Moores" Lanet Greenport* and then easterly through open A land north of North Road and Main "Road to -a termination -in -East Marion,,, would probably be the best route. This is not yet a firm recommendation. -Some non-conforming uses and unused business and industrial areas were reviewed. It was agreed to "up-zone" the .business - area 'S/S Main'Road east of '.Beixedon" Subdivision from "B" to' "A" district:._ and the 'area east of Reydon "Shores .from "C" industrial to "A" Districts There was . an attempt to set aside more "C--1" Light •Industrial areas but more thought will have to be given to these, The •proposed -additional "C" Industrial' Districts were approved in Mattitucks, Cutchogue-i. and -Arshamomaque areas. "Updating" 'the-map as to the areas agreed on today was authorized. -i The wetland and open areas �to be ,preserved were approved. there may be .more areas to be added -later as closer -attention is given to specific areas. Special Meeting ;of Planning Board --3-- April 21.,, 1969 On motion .of Henry Moisa.a: seconded by Frank' Coyle: , 'and unanimously carried, the Planning aard 'disapproved the change of zone application of David Mudd -for change from "A" to "B" 'District area •north side bf new four lan*`(CR27), road near !, Ackerly' Pond Lane 'Extension,. as it 'is policy to restrict : business -zones on this road. Other applications for change in -this area have been withdrawn. Letter to be. sent to Town Board on this recommendation. On motion by Frank -Coylez, seconded by Henry Moisa* and unanimously .carried that 'the Planning Board recommend upzoning the'Lew.is -"B" zone -'S/S -Main "Road - -E/. Bexeidon' Subdivision to "A" District and the 'Plock' '"C" zone on the Bay east of Reydon -Shores 'Subdivision be upzoned to "A" 'District in line with'the Master' Planning .for residential development .of these areas. Letter to be sent to Town Board on this. The next joint meeting -to be held in the' Supervisor's `Office;,. -Monday evening., April 28th at 7s30 PM Each to bring his Raymond & May Book 1 & 2 and recommendation :from" -Planning Board and proposed change of Zoning -Ordinance.
