Southold Town Planning Board
May 22, 1969
A special meeting of the Southold Town Planning Board was
held Thursday, May 22, 1969, at the Town Office; Main- Road, Southold,
New York.
There were present: Messrs: John Wickham, Chairman; Frank
Coyle, Henry Raynor.
Also present: Howard Terry, Building Inspector
Mr. Walter Kapp, Esq. , appeared before the Board on behalf
of the subdivision, Harvest Homes Estates, Section I. in' regard
to the performance bond. Mr. Kapp presented a contract with the
Village of Greenport for them to install watermains in this
subdivision. Said contrant is signed by Jim Monsell. A lengkity
discussion was held on the amount of the performance bond. Mr.
Kapp felt that the work could be done for less money than estimated
by Larry Tuthill, the engineer for the Planning Board. The Chairman
advised Mr. Kapp that he could obtain contracts for any work that
he felt could be done for a lower figure and anything that wasn' t
covered would be added on according to the engineer' s estimates.
Mr. Matthew appeared before the Planning Board in regard
to dividing property he owns in Nassau Point. Mr. Matthew read
a letter to the Board explaining what he wishes to do with Iris
property. Said letter is on file in the Office of the Planning
Board. Mr. Matthew was advised that the Planning Board would
like to go look at the property in question and this matter would
be taken up at their next regular meeting.
Richard Lark, Esq. , Alden Young, Stanley Bledjieski, appeared
before the Board in regard to Sunset Knoll, Section II, owned by
Stanley Sledjeski. A discussion was held on connecting the road
in this subdivision with the road in Captain Kidd Estates. This
was not feasible. The Chairman advised the Town. Board requires---
100 feet wherever a. road ends at tide-.water. . The- park and play-
ground area for this subdivision was also discussed. Two or three
lots would be required to fullfill the park and playground reguirements
for Section I and Section II of this subdivision. It was agreed
that the park and playground area should be located. in the south
westerly portion of the property. A lenghty discussion was held
on the propesed roads in this subdivision. This should be taken
up with the Superintendent of Highways.

Richard Lark, Esq. , Stanley Sledjeski, and Alden,Young
appeared before the Board in regard to a parcel of land owned
by Leonard C. Emna, Peconic Bay Blvd. , Laurel. They presented
a preliminary plan for the subdivision of this property. The
parcel in question is approximately 400 feet wide and approximately
3340 feet long. It was the opinion that the Yenght of the
property was too much for the width of the property. The
total area of the parcel is 36 acres. A discussion was held
on the layout of this parcel and others that may have the same
situation, long and narrow. The applicants were advised to hold
the preili.minary plan for the next regular meeting of the Planning
Board.
A letter was received from the bonding company for the
roads in Birch Hills, Inc. It was reported that the roads
are imcomplete and unacceptable at this time.
Another discussion was held on long narrow parcels of land
and the proper-:,- way these parcels may be subdivided. Also in
regard to the above mentioned parcel, it was suggested there be
a road to run paralell to the Long Island Railroad. This was
left open for further discussion.
The meeting was adjourned at 10:10 PM.
