The Planning Board xeceived from the Town Board the
original petition of Abe G'oldrich.a' -Southold,, New Yorki'
-relative to a change .of zone from "A" 'Residential and
Agricultural District to "B" Business District on certain
real propertyt, together with the instructions to prepare
an official report defining the conditions contained
therein,
This property is situated at Southoldi, in the Town of
Southold r, County of Suffolk -and State of New Yorki and more
particularly bounded and described as follows:

RESOLVED that the above application be tabledt -until the

minor subdivision of property located in Capt; Kidd "Estate.e

Each lot contained over -2'O.a000 sq, .feet .of :area.' Water -will
'be supplied :by the Capto' Kidd Water "Col, .Water mains .are
already installed, Formal application- and fee of '$2000
were received,

The Chairman signed the map.

MX';' & Mrsi Pausewang :of -Cox Neck Lane*, Mattituck*; appeared
before the 'Planning Board to seek advice on a problem they are
havinga Their property .adjoins Rosewood estates. The main
road of this ,subdivis,ion fronts on their -property,' This road
is In 'the first -stages 'of construction:,' The leaching basins
have -been' installed;,; but the land is not leveled off and there-
fore not _draining properly. The .water and mud is flowing on

Mrs '-Pausewang's property,' He has spoken with the owners of
this. sub.division but they refuse to correct itv The Planning
Board advised the Pausewangs that this was not -under their
jurisdiction. They would -have -to bring legal action against
the subdivision owners according to the N.."Y, State `Penal Law,
The Chairman is to consult the Town Attorney on the matter to
see if there is any way in which the Town could help correct
the problem
Mr; Van Tuyl presented the Board with a map of proposed
division -of property owned by Edward C. Booth:.; located- at
Soundview 'Avenue,;'-Southold. The_ two northerly lots fronting
on the proposed road did not contain 100 ft, frontage. Mr.
Booth .arrived and submitted his formal application Ior a
minor subdivision to the Boardp, The Board offered .several
suggestions to Mr.' Booth for obtaining 100 fts' frontage gor
the two northerly lots. It was decided to widen the turn-
around so as to give _.these two lots each a 100 ft, frontage.
Mr. Van -Tuyl is to draw up a new map as such, Fee of $40'.00
to be 'collected. from Mr. Booth,'.
On motion by'.Mr'. Coyle,! seconded by .Mr.' 'Wickham:i! it was
RESOLVED that- final approval be granted to minor sub-
division of.tdward C. Booths, located on North side of Sound--
view' Avenue:, ; Southold., New York,; subject to Otto Van Tuyl
revising map. This motion shall include authorization for
the Chairman or' Vice-Chairman -to sign map after it is revised
and presented.
Vote of the Board- Ayes:- All
Mr. Van Tuyl presented the Board with a revised map of
property of Nicholas sc Frank- Mandaro located at .-Griffing "Street,;
,Cutchogue The Board inspected the map and discussed it at
-some length with Mr. Van Tuyl and Dick 'Lark-, attorney for this
subdivision. The Chairman questioned an unmarked parcel of
land on the- southerly end of the map.' Mr: -Lark advised him
that this -parcels;. owned by Mr. Mandaro j, was not `to be included
in the subdivision. After much, discussion it was decided that
.some of the-roads may have to be relocated,' The lay out of
the roads will have to be discussed with Mr: Dean,l .Supt.' of
Highways and the final plan will have to be 'approved by him.
No further action can be taken until this is done,'

located .on•north' side .of Peconic Bay Blvd-."Laurel'- N Y:l The
,Board inspected and discussed the map. A few minok. changes
were made.,;; map to be, revised-.
On. motion by Mr. .Grebe. seconded ,by ':Mr, .Moira`.; it -was
RESOLVED that Cecil Young be granted approval of minor
subdivision located on.-north side ofPeconic Bay Blvd.,,
Laurels; N.i,,! subject to revision of -map and submitting
formal -application and fee,. The,Chairman or Vice Chairman
. is"hereby .authorized to sign map at such times'

The :Planning Board brought -up for discussions, with Mr.
Lark,' the subdivision"Maurel 'Country`:Estates. Several
suggestions for revising the lay out -were .discussed, The
proposal to widen the N/S road to .a 60 ft-.' road and then
stagger the lot depths on each .side -of the road was favored.
' Dick Lark,' Esq. a/c'Stanley "Sledj eska.,, approached the
Planning :Board for approval to convey 400 ft of h-is property
located on the .northerly end on the east side of 'Luthers
Road,,' Mattitucki,. N Y '!,' to an organized church association.
on -motion by Mr: Grebe,; .seconded by Mr.' Mois ' , it was
'RESOLVED that Stanley .Sledjeski be .granted approval to
sell 400 ft® of his property located on the northerly end
on 'the east side of Luthers Road,; Mattituck ' NAY: to an
organized church association.'

`'Dick Lark presented to the -Boarder for their opinion`,;
a change of. zone proposal for property owned •byAnna Co
Hansen -located on the- E/S Mall Lanes; Mattituck.; •M.Y: it
-is presently under contract'to be sold to a syndicate
subject to obatining a -change of.`zone from "A" 'Residential-
AgriculturalIDistrict to "B-2," Business and "M" Multiple
Residence District. Part of the property is already .zoned

`"B" Districty' If..change of zone is obtained+ this property .will
be developed into a marinas, motel,; restaurants, and resort.-complex.
The Board feels that- this would bd-an asset to the Town.
Dick Lark presented to the Boarda, for their opinion,; a
change of zone propo"sal for property owned by Henry Taca
located on -N`E corner of Depot"-Lane and Middle Road (CR27) s,'
Cutchogue (formerly owned by Edward Zuhoski) 'Said change
.of--zone will be. from ."A" 'Res-idential and-Agricultural District
to "C" Industrial District:ei for the purpose of creating an
"Industrial Park" If .such change of zone is granted by the
Town Board the plan for such -a park would have to be approved
by the County Health Dept® before =any building could commence.
It would be preferable for such a park to contain only .indust-
Ties which would not produce any wastes
'`Larry Tuthill P�E� presented the Planning Board with .
a bond estimate for the completion of roads in the -subdivision
Sunset, Knolls s ='Section' Ih owned -by .Stanley Sledj eski'.r located
at Mattituck ,' in the amount -of $97,s;000, Mr. -Lark asked
that this estimate be revised: because he .*thought it was too
high.
Larry .Tuthill P ,E-. presented the Planning Board with
a bond estimate for the completion of roads in the subdivision
known as Willow Terrace:a owned by' Robert"Douglasss located
at Orient! I Y .D' in the amount of $81.500
On motion by Mr. Moisas; seconded by Mr: Raynor] it was
'RESOLVED that 'the. Southold Town Planning Board recommend
to the 'Southold Town Board -an estiamated,performance bond in
the amount of $8.1.500 for the completion of roads in the sub-
division'.Willow Terrace, At Orienti .N:'Y.
Vote of the Board: Ayes:- All
No. action was taken on the minor subdivision of Southold
Development 'Corp. Dan -Smith is to- bring in the lay-out plan
. for the. northerly lots over which the adjoining property
owners have access to the water.

Fishers Island Utility.Co,' has submitted their final maps
but we are waiting for their formal application and fee,
John W. Lee has paid his application fee of $20. to the
Board but has not forwarded the 2 extra copies of the map.,
The Planning Board was presented with a letter received
from Richard' Cron,, Esq. in reference to the •application of
Wilsberg-,for -subdivision at'Orient ' -Several questions were
raised at our 'last meeting concerning the area set -forth as
"Park Area" 'ontthe preliminary map-,' Mr. Cron informed us
that the entire area designated as park including the tip of
-the point itself comprises approximately two and one half
acres. In addition to the government easement -of ingress

and egress which runs along the Sound portion of the property
there is an additional government easement of 15 feet in
width by-138 feet in length: along the 'Bay -portion of the
.premises. The perpendicular line running from the end of
that easement to the access easement was only :set forth
for tie line purposes4
The Planning .Board brought up for discussion the pro-
posed subdivision to be known as !'Calves Neck%,` located at
"Southold$; owned by George Ahlers. Final maps are to be
made up `by-Mr, Van Tuyl,
On. motion by Mr. Grebes; seconded by 'Mr.' Raynor.,' it was
RESOLVED that Larry Tuthill P4'E be instructed to
prepare a bond estimate for the subdivision "Calves Neck"
located at --Southold,'
Vote of the Board: Ayes: All
In. reference to the.,subdivision "Siiorecrest" owned by
Valentine Ruchij located at Greenportz! a hearing is to be set
-up for -final approval upon receipt of the final maps from
Van T!?yl and approval from the County Health Dept. .
Mr.' Terry presented the Board with a copy -of the letter
"Supervisor Martocchia sent to Mr Kuplesky at the N-s Y '"State
OPC confirming our request for financial assistance. Said
letter contained a list of the scope of services offered to us by
Southold Town Plan,` ^`g Board -7- August -5- 1969
Raymond,.' May,; .Parish,; & "Pine- in their letter of June 30",, .1969.
The Southold Town Board has authorized John Wickham to
sign the contracts :with .OPC by resolution at their meeting
of July 29i 1969. Copies of this resolution have been sent
to OPC.
The Public Information Meeting on Master Plan scheduled
for""'Southold shall be held at 8: 00 PoM®,` Friday.: on August
.29,. 1969' at the Southold High-School.• Application forms
have been completed'; signed' .and returned to them.
'The -Public Information Meeting .on Master-Plan to be
held at Mattituck. is -tenatively scheduled for Sept. .2nd
or 3rd which ever can be secured. We are waiting to receive
application forms from the Mattituck- High'"School' which will
be completed', signed,, and returned to them.
On -motion by Mr® Raynor' seconded by Mr:.''Wickham , it was
RESOLVED that 'Mr. Grebe be authorized to make arrangements
for the Public 'Information Meeting concerning Master Plan to be
held on Fishers 'Island sometime during the first week of Sept.

` The. Chairman is to send a press release to the papers
after the 18th -of August,, as soon as we hear from Bill Barron,'

'The Board discussed the procedure for the Public Information
Meetings •at some . length. It was decided that the following should
be included in the display: existing land use :mapv;' new .proposed
land use map.-,; .Pirnie Water Report,; present 'zoning ordinance,
giveaway sheets with map and text' Book II-if we have inserts
for them.' The ,Board feels that'Supervisor Martocchia should be
present at these meetings to be called upon .to make a few
comments.
