The Planning Board xeceived from the Town Board the original
petition of Henry Taca , Cutchogue ; New York,, relative to a change
of zone from ''A" Residential and Agricultural District to "C"
Industrial District on certain .real property together with the
instructions to.prepare an official report defining the conditions
contained -therein,
This property is situated at Cutchogues,, in the Town of

RESOLVED that the Southold Town Planning' Board recommend
favorably to the Southold Town Board the change of zone from
"A" Residential and Agricultural District to '"C" Industrial
District on the above described propertys subject to -the
following conditions:
4 Access must be obtained on Depot -Lane instead of on
County Road 27
2, Applicant must submit site plans to the Planning Board
for their approval.

Gary Olsens,. Esq.z,: presented the Planning Board with a preliminary
map for subdivision of property owned by Martin Weglickii) .locate'd on
north side of Peconic Bay Blvd,,; Laurel;,' New York, The Board inspect-
ed map and folder.- it was decided thatthe park area was inadequate
more park area will have to be set aside. Mr -Olsen informed us that
the water has been tested and approved by .the Health Dept. Road
profiles for the folder .were submitted,

RESOLVED that the Southold Town Planning Board grant preliminary
approval to the proposed subdivision map of Martin Weglicki....:located

Dan Smith presented the -Board with a revised preliminary lay-
out of map of proposed subdivision of Southold Development Corp,.,,-
located on west side of North Road to Bayview,,; Southold ; N#M, York.
The Board inspected map. The Chairman feels that this area .may

.have a water problem, He suggested cutting off part of the reserved
area to make lot # 1 larger. Mr, Smith asked the Board if he could
split the property in half and sell it and let the people file for
minor subdivisions._themselvese Chairman again advised him that he
may not have enough water to serve these 'lots and that water mains
may have to be installed. The Board discussed the possibilities
of this subdivision with Mr. Smith. No action was taken' Mr.Smith
Is to have the water tested.
Dick Cron.,, Esq, appeared before the Board to ask that preliminary
approval be granted to proposed subdivision map of EW " & H.WWilsberg
property located at Orient .Point:0,, N.'Y ' , Chairman read letter received
from Mr. Cron describing park area in detail. The Board inspected
the map; , a question was raised in reference to an unnumbered parcel
of land 'on the .map. Mr. Cron informed the Board that this parcel
was not to be included in the subdivision. The proposed road is to
tie in with Orient by 'the. Sea subdivision, The road layout will
have to be approved by the Superintendent of Highways.

RESOLVED that the Southold Town Planning -Board grant preliminary
approval to the proposed subdivision map of property of E W: & H W:
Wilsberg; property located at Orient Point.. New York* subject to
. approval 'of road layout by the Superintendent , of Highways.

Mr. William Clark.0. Esqo appeared before the Planning Board and
requested them.to .accept a bond of $50;000, for the completion of
roads and other improvements in the subdivision to be known as
"Northwoods"i: owned and developed by the Northville Construction
co.,.., located on the east side of Cox Lane,,; Cutchogue,0 New York.
He informed us that only the rough grading and surfacing remains
to be finished. The Chairman told him that .we must have a signed
contract for the remaining work to bo done, He informed Mr, Clark
that Mr. Dean:.: Supt. of Highways will check out the .completed .work,
No action was taken on this subdivision at this time,
Rensselaer G. Terryt, Esq, presented the Planning Board with
a revised map for minor subdivision of property owned by George
Braun;,,;: property located on East side of, Stillwater Avenue.0
Cutchogue* New York. The map showed 500ft. road frontage divided
into four ,(Q, lots ranging in depth from 234 ft. -to 168 ft.

Mr. Terryp� Esq asked if it, would be permissable to. make a minor
subdivision of the two i(2) northerly lots for the time being and
file minor subdivision for the remainder of the property at a
later date; The Chairman informed him that he: must file manor
subdivision for the entire parcel all at once,,: and that each lot
must contain a minimum of 20.®000 sq. ft.-
On motion by Mr. Coyle,„ seconded by Mr: Grebe'i at was
RESOLVED that the Southold Town Planning Board grant tenative
approval to the two (2) northerly lots in the manor subdivision of
George Braun located on east side .of Stillwater Avenue:j Cutchogue: ;
New York:,;) subject to shaping, up the rest of the property-' into two
;(2) nice "lots, i each to contain a minimum. of 20 X00 sq, ft, of area.'

Mr. Edgar Burt appeared before the Planning Board to request
permission to sell two lets out of his proposed subdivision in order
-to get enough money to build the roads, Subject property is located
on the north side of North Road ;(CR27) _ Greenport-�: .N 'Y '(between
Section I &. 5.):of Eastern Shores Subdivision). The, Chairman suggested
dividing the property into Sections I & 11 on .which .the Beard would
grant preliminary- approval and he could go. ahead and build the highA
way. Mr. Terry suggested filing for' a minor subdivision of -the- two
northerly lots building the- highwayj.! and then filing for' Sections
_ & `11. Chairman advised Mr, Burt that they could give him preliminary
approval to cut the road through and then file fora minor subdivision:i
if he would present the Board with a complet& map of the entire
subdivision and road profiles.

preliminary approval for the subdivision "Laurel Country Estates"
owned by Emma Leonard,, located .on the northeasterly side- of Peconic
Bay Blvd..;: Laurel ,, New York. A -letter approving the road layout
and map signed by"Mr. Dean,` Supt, of Highways was contained in
folder. The map showed 3 blocks with lots being larger on the east
side : .all .lots: contain a minimum of 20. !000 sq. ft, of area. A 60 ft.
road bounds the LIo Railroad. They are in the process of- making
.test holes.

Dick Lark.j, Esq, and Stanley Sledj eski appeared before the
Planning Board -and requested them to recommend .to the Town Board
a bond in the amount of $50.,000. for roads:,,' drainage. .and other
improvements in the subdivision Sunset- Knolls:.;' Sec. ' IIia! owned by
Stanley Sledjeski located at Mattituck,D; New York, Larry Tuthill
was of the. opinion that the ',plans did riot include- enough leaching
basins.4,r since there will be a problem with the contour of the
land:Q" he suggested doubling the ,.number of leaching basins or
putting a recharge area on one of the lots. A lengthly discussion
was held concerning this matter. The Chairman advised Mr. Lark
and Mr. Sledjeski to have Alden Young revise the drainage plans
so that they meet the requirements of a 10 year storm.' Chairman
informed Mr. Lark and Mr.' Sledjeski that when they revise the
drainage and present the 'Board. with executed contracts: the
Planning Board will 'be glad to make a recommendation t6 the Town'
Board.
In reference to the proposed subdivision of Frank Mandaro
located at Griffing Street,,;; Cutchogue. � New Yorka;! Mr. Lark informed
the Board that -the road profiles have been changed and Mr. Deana
Supt. of Highways has given his approval to the layout of the
roads. The main road of the subdivision°(Griffing Street) is .now
over- 1200 ft. long and all theL lots contain oven 20,-,000 sq., ft.
of area,

Dick Lark.,, Esq, appeared before the Board to request that
tenative approval be granted to the subdivision Bennett's' Pond
owned and developed by HR ' Reeve &- Sons located. on Westphalia
Road, MattituckA New York. Mr. Lark stated that Mr. Dean,' Supt.
of Highways has approved the lay-put of the roads. --The Board of
Health was contacted in regard to the two southerly lots # 5 & 6
They said that 3-as long as each lot contains over 20.,8,1000 sq, ft.
of area and .the wells and pools are 100 ft apart they will be
acceptable to, them.

Mr. Lark presented the Planning Board with two proposed
subdivision plans for the development of the Celic ,farm. located
on the north side of Bergen Ave.,,) Mattituck.i: New Yorki, Mr. Ldkk
informed .us that this property -is presently under contract .to be
divided and sold to two seperate persons;. each to file a ' seperate
subdivision application at the same time, The prospective
purchasers being Louis F. Simeone and James T. McCary.. The
entire parcel contains a total of 106 acres. The plans .show
the roads in these 2 subdivision .joining together; There is a
total of 4 acres of park area for these 2 subdivisions. The
Board inspected and discussed the plans. It was suggested that
another cross road be made on the southerly end near Bergen Ave.; .
so there would be 3' cross roads instead of 24

RESOLVED that the Southold Town Planning Board grant tenative

plan showed five AS).' lots - four (4) containing' a minimum of 20 '000
sq, ft. of area and one with & little less than 20;000 sq. ft.- Map
to be revised by Otto Van Tuyl.
Mr, Otto Van Tuyl presented the Planning Board with a .revised
map of subdivision "Shorecrest" owned by Valentine Ruch;, located'
at Greenportj New York. A :revision of the road lay-out -of the
northwest corner has been made. -Preliminary approval had been
previously granted subject to tthe revision of the road 'laywput.

RESOLVED :that- the Southold Town Planning Board is in receipt
of the final maps of the subdivision "Shorecrest" and hereby
confirms preliminary approval.

Larry Tuthill P:E' presented the Planning Board with a bond
estimate , in the amount- of' $15,000. for the: roads;; drainage; and
other ' improvements' 'in the subdivision "Calves Neck" owned by
George Ahlers & .others.a located at Southolde,: New York, The cost
of bulkheading had not been included. Larry Tut'h. 11 estimated
4501f C $60,/Jf' = $27i3O.00e for the cost of' bulkheading,j this
amount was added to the $15•a000; to give a total of $42,;000.

RESOLVED that the Southold Town ,Planning Board recommend
to the Southold Town Board an estimated performance bond in the
amount of $42:,i,000. for completion of roads,], drainage:;, bulkheading•;.
and other improvements in the subdivision "Calves Neck" located
at Southold;; New York.

A letter of protest against the condition of the roads in
the subdivision "Downsview" owned by James Dean was received from
-Sheldon 1. Levy:* Attorney a/c Mr. & Mrs. Eugene B. Beardslee.
,The Town Board has authorized a member of the Planning Board
to attend the' NeY 'S. Planning' Commission Meeting to be held some
time in October.

The Town Attorney has recommended that the Planning Board
write letters to each of the developers and bonding companies
responsible for expired subdivisions and bonds advising them as
such, After the Planning Board sends the first notice then the
Town Board will follow up.
