18r; 1969=, at the .Town Office, Main Roads. Southolds. New York.
There were present: Messrs: John Wickham, Chairman; Henry
Raynor; Alfred Grebe; Frank Coyle.
Absent: Henry Moisa
Gary Olsens Esq, appeared before the Planning' Board in .
reference, to, the proposed subdivision of. Martin Weglicki.*
located on north side of Peconic Bay Blvd.,s Laurels N Y ,z
Mr. Olsen requested that -the cross -read connecting -to, "Laurel
Park" subdivision be eliminated. . Laurel .Park does not have
50 ft. Town roads,, they have ppsivate road which they maintain
them selves. Mr. Weglicki feels that if he has this connect-
ing -road to this. adjoining subdivision they.., will use it for
ingress and egress instead of their own. The Chairman
suggested that the road not be ,improved or cut through at

this time and be marked "reserved .for, possible future dedication. "
In• reference, to the park and .playground areas. `Mr. Olsen informed ' -
us that'Mr. Weglicki had,sold off part of the area originally set
aside for' this purpose. He:would like to leave 'the, remaining" area
as is and. create another area at the northerly cnd of the.subdivision
to makeup for: what was sold off. 'The Board inspected preliminary
map and discussed the- proposed- changes, . No, action was taken . .decision
was reserved until the next- meeting so that- the Board can make physical
inspection of the property,
Mr.. Joseph' Peters a/c' A. Kirchgoessnere; appeared before the
Planning Board in .referenice to proposed. minor .subdivision of property
located off east side, of Camp Mineola Road... Mattituck-:. N Y. The
preliminary map showed' 8 lots. The Chairman .informed him- that this
would have to be a major subdivision. Mr. -Peters said that one ; of
the- lots: had an existing dwelling on its; .so, it would actually be
7 lots. The Chairman told him that he could increase the size of
.the lots and make a minor subdivision of 4 lots instead of. 7 lots..,-
but he could not'have a minor ..subdivision of 7 lots, Revised

Dick'Cron,i,! Esqe presented the Planning Board with a preliminary
map for proposed subdivision to be known- as' `"Leeward Acres"T,; owned
. . and developed .by Robert F. 'Casola located at Bayview,,. Southold
Map by Alden Young. The .Board inspected the map and. discussed -koad
lay--out and drainage. 'The Chairman was of the opinion that the ' .
proposed subdivision contained too many lots. The Board informed
Mr, Cron that the drainage .was "inadequate'; and suggested contacting
the Supt, .of Highways immediately.
An informal discussion--was held on the' Semerjian, 6hange of
zone applications property located at East Marion. The application
has .not-.yet been .presented to- the Town Board for - their-acceptance.
Mr. Kurt' Hambsch of 'the' South Fork:-Development.Corp:.: . appeared
before:' the Planning 'Board in reference'.to. ,"Corey "Creek" Estates. "- He
presented' the .B.oard. with a map showing the actual location of 'the
dredged,:can'L-in,, correlation to its .proposed location: the- reason
the canal. .was not dredged as proposed is because they-had difficulty
getting the; .crane .out that far. This •error has affected the area of

turn-around on th.e. south _end .of Corey' Creek.Lane. Mr. Hambsch.
stated that he spoke with Mr. Dean on- this and it meets with his
approval. TheBoard informed him that- this, .map will have to be
abandoned and a new. map with the amendment refiled in the County,
Clerk'"s Office.. -The Board suggested that :he look into- the, possib-
ility of the Town.Trustees accepting a quick claim-to-'the lost
property. If this can be -done there should be .no. major. problem
. of having the' County Clerk amend the map. A letter-was: sent to
the- Map Dept, at the County Clerk$8 Office requesting' the exact
procedure of filing an amftd .d subdivision map.
Mr. ..Dan Smith appeared before the 2lanning.` Board in reference
to, the ,minor subdivis ion of Southold Development Corp. Lots. l -'2 a,&3
have,-very-good water:- but no water can be .secured on the southerly '
end of the property. Mr. Smith asked 'the Board"'s opinion .on'. develop-
ing lots 1..2=& 3' and marking' the southerly end as reserved -for possible
future development if water mains are ever installed -in-. the. area. No
action was taken at this time.
Philip' Druhl appeared before .the Planning Board in reference
to minor. subdivision of his .property located at' West & Lake Drives,
Peconic. He presented .the, Board with a preliminary plan which
showed 3 dots. A 50 ft. right-of away divided the 2 _southerly lots.
from. the northerly lot. -Mx, Druhl was .undecided as: to the northerly
lot .and the balance of the northerly part of the, property: He :requested
preliminary approval for the. 2 southerly lots.
On motion by Mr. Grebe:.' -seconded by Mr. Wickhami, it .was
RESOLVED that the Southold Town' Planning Board grant preliminary
approval to the 2 southerly lots of the minor subdivision of Philip
Druhl.*1 located at south side of Soundview Avenues- Southold,: N:Y

The Planning Board inspected the surrounding property of the
Russell Tuthill minor subdivisions; located between Center Street
and Bungalow Lanes, Mattitucks, New `York. They found that most of
the property in the area had reduced frontage,

RESOLVED that the Southold Town' Planning Board grant final ,
approval to the minor subdivision bf Russell Tuthills 'located
between Center Street and Bungalow LaneD,: Mattituck.s: New York.:
subject to applicant .submitting formal dpplicationz.i filing fee
of $400*-00 and. 2 copies of the final map.

The Planning Board was presented with a preliminary map for;
proposed minor :subdivision of property of Edwin King. Pxeperty located
on right-of-way off south side of- Main Roads; Orient.; New York. The
map showed 4-lots., The applicant is the owner of a "large -parcel; of.
land surrounding. this proposed division. The Board felt that they
must find out the intentions of the applicant -in regard to,.his
surrounding property .before approving or disapproving this proposal..
The Planning Board was presented tith a preliminary map for
proposed subdivision of Mabelle Dempenwolf: property located at
Horton Road. & Bittersweet' Lanes, Nassau"Farms: Cutchogueg, N:'Y
The plan showed 5 lots* all containing over 2'0,,0.000 sq. . ft. of
area and a 30 ft, right-of-way with a 100 ft. turn-around. The
Board approves of this plan.* but :felt that the 190 ft.. turn-around
was not .necessary. Revised map to b6 madd. up by Van Tuyl and
presented at the next meeting.
The Planning Board. was presented with, a preliminary plan
for proposed subdivision of A. Dzenkowskis property located E/S
Rocky PointsRoads. East Marion.;, NO-Y." The plan showed 22 lots and
a reserved parcel approximately 310' x 350,% The adjoining acreage
is marked Dzenkowski. Before the Planning Board can make a comment
they must know what 'the applicant intends ' to do with the adjoining
property.

Road-. Southildi� R.Y ..The plan. showed 4 lots but they all- .contained
aess: .than 20 .000 sq., ft, of area. . -The proposed .plan .presented at
the October 6; 1969 meeting was ,on an old' map,. Apparently4 when,

The Planning Board will not •accept .this-plan of 4:. lots. All' :lots
must contain at least 20,;0.00 sq, ft, of area, The Chairman
suggested. making 3 lots out of it.. A letttk to be sentto Mrs.
Ford advising her as such,

RESOLVED that- the next regular meeting of theisouthold Town;
Planning Board will be held at 7:30 P.M.',; Monday.i December 8.i, 1969.0,
