A regular meeting of the Southold Town Planning Board
vas held 7:00 P.M. , Thursday, March 24, 1960, at the Town
Clerk Office, .Main Road, Southold,. New York.
There were presents Messrs. John Wickham, Chairman,
Henry Moisa, Alfred Grebe,_ Archibald Young, and William
Unkelbach.
Also present: Messrs. Howard M. Terry, Building
Inspector and Otto W. Van Tuyl, Consultant.
The Planning Board received from the Town Board the
petition of Grace R, Nickles` Biexedon, s/s Main Road,
Southold,, New York,, for a change of zone from "A" Residential
and' Agricultural District to "B" Business District, on certain
real property situated at south side Main Road,, Southold, New
York, and more particularly bounded and described as follows:
Beginning at a point on the southerly line of the Main Road
about 3�80 ft. easterly along said southerly line from Town
Harbor Lane, said point of beginning being the northeasterly
corner of land of L: P. Wilkinson and others; from said point
of beginning running easterly along- said southerly line of
Main Road 441 ft.., more or less, to land of Patricia Curcuru;

On the petition Mrs Nickles states that such a request is
made for the reason she wishes to establish a real estate office
on the property,
After considerable discussion, on motion of Mr. Grebe,,
seconded by Mr_ Moisa and carried.. it was
RESOLVED. _that the Planning Board recommend to the Town Board
the change of zone from "All Residential and Agricultural District
to "B" Business District on the aforementioned property. The
Planning Board is thoroughly familiar with the area*_ and since
the opposite side ,of the street for the full length is already
"B" Business it is expected this whole area will be "B" Business
on the south side of the road in the not too distant future-

Next the Planning Board considered,. for an official report*,.
the original resolution of the Southold Town Board proposing
zoning property acquired from the United States of America
(Port H. G. Wright) at Fishers Island,_ New York,. as "B" Business
District. All those certain tracts, pieces or parcels of land
situate, lying and being at Fishers. Island;- in the Town of
Southold, Suffolk Countyr New York,,,. generally bounded and
described as follows:

westerly line of Beach Avenue with the southeasterly line of
Equestrian Avenue said point being located 618.25 feet North
and 3873.92 feet West of U. S. Coast & Geodetic Triangulation

RESOLVED that the Planning Board recommend to the Town Board
the placing of the above described property in the "B" Business Zone-
Southold Town Planning Board -4- March 24*. 1960
The Planning Board concurs with the Town Board in the fact
that it would be the best interests of the Town of Southold that
all property acquired by the Town of Southold from the United
States of America at Fishers Island be placed in the "B" Business
District. The Planning Board further feels that this would be
the right and proper location for this "B" Business .District as
this will probably be the future development of this area.

The Planning Board then received the application of Stanley
Sledzieskis Cox Neck Lanes M,attituck�,. New Yorks, from the -Town
Board instructing them to prepare an official report defining the
conditions described in the petition and determine the area so
affected with the recommendation of the Board. The petition is
for a change of zone from "A" Residential and Agricultural District
to "B" Business District on certain real property situated at
Mattituckr New Yorks. and more particularly bounded and described
as follows Beginning at a concrete monument set in the south-
east corner of Cox Neck Road and land. of Alex Herman and running
along the southerly Bide of said Cox Neck Road North 220. 104 00"
-East 77,40 feet to a point; thence again North 470 001 East 125.30
feet to a points thence South 890 491 00" East 142.30 feet to a
monuments thence South -50 32k' East along land now or formerly of
Xesia Ashley andthrough a monument 116.86 feet to the waters of

Mr.. Sledzieski states on his application that for .-the past
several years he has tried to .sell the described premises for
residential purposes. having listed .same with several real estate
brokers. During that period of time he has had no interested
buyers who wanted it for residential purposes, but others have
expressed an interest in buying it for business purposes. He
now has an opportunity to sell this property for business use
to Mr. George Schmidt.
After considerable discussion on motion of Mr. Grebes_
seconded by Mr.. Moisa and carrieds, it was

RESOLVED., that the Planning Board recommend to the Town
Board that the change from "A" Residential and Agricultural
District be made on the property of Stanley Sledzieski in
Mattituck,_ New York, as previously described,
The planning Board is thoroughly familiar with the location
of this property and feel that it is not suitable for residential
use, It is further pointed out that this would be development of
the waterfront,. of which there should be more of in the Town of
Southold.

Grebe.,. Mr- young,_ and Mr. Unkelbach..
The Planning Board received notification from the Town
Board that the Open Development. Area,; as shown on proposed layout
of land of Walter C. Grabie surveyed by Otto W. Van Tuyl & Son
on March 2x 1960 was approved.
Notification was also received indicating that the change
of zone from "A" Residential and Agricultural District to "B"
Business District on the property of George G.. Bailey at
Cutchogue was granted effective March 31, 1960.
The Change of zone from "A" Residential and Agricultural
District to "C" Industrial District on the property of Jean
Fenmore at Mattituck.. New York, was granted effective as of
March 31,, 1960,
The Planning Board received a copy cE remarks of Robert
Moses at the dinner to Milton Goul, Tuesday, March 15;, 1960 at
Garden City Hotel, Garden City, New York,_ and it was prdexed
filed,
At this point this regular meeting of the Planning Board
was recessed until after the joint meeting between the Town
Boards. Board of Appeals and Planning Board.. to hear from Mr.
Robert Villa, Suffolk County Health Department and Mr. John
Wetzel,_ Bureau of State Building Codex, and to discuss proposed
amendments to the Building Zone Ordinance.
The next meeting of the Southold Town Planning Board will
be held 7.:30 P.M.,, Tuesday,, April 5,�. 1960 at the Town Clerk
Office,, Main Road, Southold,. New York.

The regular meeting of the Planning Board resumed at 10:30 P.M.
The Planning Board considered the map of property surveyed for ,
Joseph A. and Natale J. Stagnitta At Southold;_ New York, This map
made by Otto W. Van Tuyl & Son dated February 24r. 1960 and pencil plan
scaled March 22,, 1960- This map shows 13 lots;. each containing
20t.000 sq. ft. .or better with a 50 ft_ road .and 100 ft. turnaround
at the end. This property is located on the west side of South
Harbor Road; Southold. New York, bounded north by Stankewicz,A, east
by South Harbor Roads south by Emerson Estate. and J. Clark, and
west by Emerson Estate..
On ,motion of Mr. Unkelbach,, seconded by Mr. Young,. and
carried, it was
RESOLVED that Joseph A. and Natale J. Stagnitta be granted
tentative approval of their map of property at Southold by Otto
W. Van Tuyl dated February 24,,. 1960 and with pencil plan scaled
March 22, 1960 so that they may clear roads and cut trees- This
permission is granted subject to their filing a map in the Suffolk
County Clerk's Office in accordance with the Mules and. Regulations
for the Subdivision of Land for the Town of Southold# revised
August 26,r 1959;.
It was further RESOLVED that a letter be forwarded to Mr. and
Mrs. Stagnitta confil.ming the action of the Board.

The Planning Board received a copy of "A Study of -Population
Change and Protestant Churches" from the Suffolk County Council
of Churches, Inc_ , Edward B. Bristow*. Jr.,. Executive Secretary,
This report was foun9l to be exfremely comprehensive but slightly
out of the way in several of the population increase, scales.
The minutes of the meeting of February 17, 1960, on motion
of Mr. Moisa,, seconded by Mx. Grebes and carried; were approved
as submitted.

The Planning Board received from Wilson Tuthill an application
for tentative approval of his plat# .to be known as Sunny Shores at
Little Neck, East Cutchoguej New York. The area of the land is 14.5

Otto W. Van Tuyl & Son,
It was further RESOLVED that the Planning Board confirm
this action by letter to Mr.. Tuthill and advise he may now
instruct his engineer or surveyor to proceed with computing the
map, preparing the finished, map, submit his cloth prints to the
Health Department for approval, and proceed with other matters
necessary prior to submitting them to the Planning Board for. final
approval. These prints must be submitted at least 15 days prior
to a regular meeting of the Planning Board.

It was further RESOLVED that the Planning Board confirm this
action by letter to Mr. Mason and Mr, Beebe and advise them they
may now instruct their engineer or surveyor to proceed with computing
the map, preparing the finished map*- submit their cloth prints to
the Health Department for approval, and proceed with other matters
necessary prior to submitting them to the Planning Board for final,
consideration, These prints must be submitted at least 1.5 days
prior to a regular meeting of the Planning Board.
