PLANNING BOARD MEMBERS John Wickham, Chairman Henry Moisa Alfred Grebe Archibald Young William Unkelbach MINUTES .Southold Town Planning Board June 21A 1960 A regular meeting of the Southold Town Planning Board was held 7;30 P.M., Tuesday, June 21*, 1960 at the Town Clerk Office,, Main Roads Southold, New York. There were presents Messrs. John Wickham*, Chairman,- Henry Moisa,_ Alfred. Grebe, Archibald Young and William Unkelbach. Also presents Otto W. Van .Tuyl,. Consultant. In response to the Planning Boards letter of ,Tune S, '1960 to Erich Schmidt,. Jackson Heights, New York,- with reference to a change of zone from "A" Residential and Agricultural District to "M" Multiple Residence. District on certain property situated on Sound Avenue,E Greenporte Mr. Schmidt advised he would not be able to attend this evening's meeting and is only available on Friday and Saturday. On motion of Mr. Young« seconded by Mr. Erebe and carried,*, it was RESOLVED,_ that the Planning Board forward a letter to Mr. .Southold Town Planning Board --2— June 21, 1960 Schmidt stating that the next meeting of the Planning Board will be held 7:30 P.M. Wednesday,. July 6A 1960. If that date is not convenient it is suggested he stop at the office of the Building Inppector, Howard Terry,, some Friday or Saturday morning and Speak to him( with reference to his future plans for his property. Vote of the Board: Ayess-» Mr, ,Wickahmk Mr.. ,Moira* Mr. Grebe,,. Mr. Young, and Mr,r, Unkelbach. The Planning Board received the original petition of Mr. Stephen Hornick, 119 Holiday Boulevard,. Center Moriches, New York#. from the Town Board with instructions to. prepare an official report defining the conditions described in the petition and determine the area so effected with the recommendation of the Board. . The petition is for a change of zone from "A" Residential. and Agricultural District to :`M" Multiple Residence District on certain real property situated at Skippers Lane,, Orient, and more particularly bounded and described as follows: 66 feet on the north by land now or formerly of Alfred Luce,, (said land seems to be now owned by E. H. Groenke according to this map) 179.24 feet on the east by land now or formerly of Phoebe Ways 66 feet on the south by Skippers Lane; formerly State Streetf and 178_87 feet on the west by land now or formerly of Andrew , Asch. The requested change is made for the reason he wishes to convert a large house into four apartments. for summer rentals_ Map of land of Stephen Hornikk at Orient by Otto W. Van Tuyl & Son dated May 114p. 1960. After considerable discuss,ionk on .motion of Mr. Moi,sa, seconded by Mr.. Unkelbach and carried, it was RESOLVED that the Planning Board forward a letter to Mr. Hornick advising that they are not willing to recommend this property for a four family residence as in the Planning Board's .judgment the house is too small and the lot is too small. It is further believed that the County Board of Health would dis— approve .any application for use of the house for a four family dwelling. The Planning Board'ks suggestion is that Mr. Hornick consider altering his plans somewhat and consult with the Health Department before extending his plans further. Vote of the Boards Ayes:-y Mr. Wickhamk. Mr. Moisa, Mr. Grebe, Mr.. Young, and Mr. Unkelbach. Southold Town Planning Board - 3- June 21#, 1960 The Board received,, from the Town Board*: a written request of Gilbert B.. and Mary R. Miner and John H. and Lillian P. Kaelin,, Youngs Avenuer: Southold, requesting a change of zone from "C" Industrial District to "A" Residential and Agricultural District on their property on the west side of Youngs Avenue# Southold. The Town Board# on their own motion* passed a resolution adopting the consideration of this change of zone.. The Planning Board Was instructed to prepare an official report defining the conditions described in the letter and determine the area so affected with the recommendation of the Board. on motion of Mr. Grebe* seconded by Mr. Young* and carried, it was RESOLVED that the Planning Board recommend to the Town Board the Chang a of zone from "G" Industrial District to "A" Residential and Agricultural District on the Town Board's own motion on property of Gilbert B, and Mary R. Miner and John H. and Lillian R. Kaelin,, west side Youngs AVenuet Southold, New York,* bounded and described as follows Beginning at the point on the westerly line of Railroad or Youngs Avenue at the northeasterly corner of land of Kaelin* being the- northeasterly .corner of the existing "C" Industrial Zone and running thence southerly along the westerly line of Railroad or Youngs Avenue about 142 feet to land of Long Island Produce & Fertilizer Co.j thence along land of the last described owner, two courses, as follows: (1) westerly about 330 feetf thence (2) northerly about 130 feet to land of George R. Jennings Estates thence easterly along land of said George R. Jennings Estate and then along land of Averett ,4 a total distance of about 335 feet to the point of beginning. . Map by Otto W. Planning Board is aware of this situation which was caused by an error at the time the official, -zoning map was drawn, We would look favorably upon this change of zone from "C" Industrial District to "A" Residential and Agricultural District. Vote of the Boards, Ayes=- Mr. Wickham*-. Mr- Moisa,k_ Mr. Grebe, - Mr- Young*_ and Mr_ Unkelbach. The minutes of the meeting of ,June 7,. 1960* on motion of Mr- Grebe«- seconded by Mr. Moisa and carried,,, were approved as submitted. The next meeting of the Southold Town Planning Board will be held 7; 30 P.M. g,. Wednesday, July 6, 1960 at the Town Clerk Office, Main Road,_ SoutholdA New York.. The Planning Board received the final application for approval of plat. of "Deer Park" owned by Joseph .Deerkoski* North Road, Mattitucko New York. Mr. Van Tuyl presented to the Board the cloth prints which had been approved by the Department of Health_ The Town Superintendent of Highways had presented his report stating that he had inspected the property and found that at this stage the highways in the development comply with the highway specifications of the Town of Southold* Since all of the requirements of the Planning Board had now been met;, on motion of Mr. Unkelbach, seconded by Mr. Grebe.# and carriedA_ the Planning Board set 7:30 P-.M. , Wednesday,- July 6,, 19604 Town Clerk Office,_ Main Road,, Southold* New York as time and place for hearing upon the- question of approval of this plat which is described as followsz Plat of property owned by Joseph Deerkoski_ entitled "Deer Park", consisting of a.parcel of land of approximately 11.18 acres, situated at Mattituck, in the Town of Southold,, Suffolk County,; .New York,. generally bounded and described as follows: Northerly by land now or formerly of Ct R. Bennett$_ 610 feet more or lessi Easterly by Westphalia Road and land now or formerly of Taylor,. Cox,: Monahan and others,. 690 feet,- more or less: Southerly by land now or formerly of Edith Young, 820 feet more or less,- and Westerly by land now or formerly of Gillis,_ 700 feet more or less, Vote of the Board= Ayes:- Mr. Wickham, Mr. Moisa,, Mr_ Grebe,, Mr. Young,, and Mr. Unkelbach. The Planning Board also received the. fin&l application for approval of plat of "Moose Cove" owned by Harry. E. Mason and William M. Beebe*_ Cutchogue, New York.. Mr, Van Tuyl presented to the Board the cloth prints bearing the approval of the Health Department. Mason and William M. Beebe entitled "Moose Cove#," consisting of a parcel of land of approximately 38.12 acres#_ situated at East Cutchogue-* in the Town of Southold, Suffolk County,, New York, generally bounded and described as follows: Northerly bu Eugene-As Road,, land now or formerly of Wilson Tuthill,. and other land now or formerly of William M. Beebe and others, 1500 feet more or less Easterly by Little Neck Road and land now or formerly of Wilson Tuthill 2200 feet more or lessy Southerly by land now or formerly of Wilson Tuthill., 103.0 feet more or less and Westerly by Eugenets Creek., 1500 feet, more or less. The Planning Board also received the final application for approval of plat of "Sunny Shores" owned by Wilson Tuthill-* Peconic* New York. Mr. Van Tuyl presented to the Board the cloth prints hearing the approval of the Health Department.. The Town Superintendent of Highways has also reported that he has inspected the property and found that at this stage the highways in the development comply with the highwy specifications of the Town of Southold. Since all of the requirements of the Planning Board had now been met,. on motion of Mr. Young,, seconded by Mr. Moisav, and carried. the Planning Bca rd set 7:30 F.M.*. Wednesday*_ July 6, 1960* Town Clerk Officer Main Road, Southold* New York, as time and place for hearing upon the question of approval of this plat which is described as follows: Plat of property owned by Wilson Tuthill entitled "Sunny Shores",_ consisting of a parcel of land of approximately 14.7 acres situated at East Cutchogue,, New York,_ Jxj the Town of Southold, Suffolk Countyx generally bounded and described as Southold Town Planning Board --&-- tune 214 1960 follows Northerly by land now or formerly of William M. Beebe and others,. 1030 feet, more or less; Easterly by Little Neck Road, 685 feet more or less; Southerly by other land now or formerly of Wilson Tuthill, 950 feet, more or less, and Westerly by Eugene's Creek 800 feet more or less.. Vote of the Boards Ayes:-- Mr. Wickham* Mr. Moisa, Mr. Grebe,, Mr. Youngs and Mr. Unkelbach. Mr. Van Tuyl presented to the Planning Board the revised plan of Orient--Bye-the-*Seat, Section 2 j with a plan showing the throughroad to be known as Bound View Avenue through Section 1 of Orient-By-The-Sea. The Board discussed this at-length. The Board also further discussed the plan of development by Ruth Young-, map of which Mr. Van Tuyl. had for the Board*s review. Mr, Van Tuyl presented to the Planning Board a proposed layout of the through-road�from the Expressway when it reaches Riverhead,. to Mattituck. The Board review and discussed this proposal thxoughly. On motion of Mr. Unkelbach, seconded by Mr, Moisa., and carried, it was RESOLVED that the., Planning Board authorize Mr.. Van Tuyl to confer with Alden Young, Riverheado to see what Riverhead is doing with reference to a through--road from the expressway, and report the results back to the Planning Board.. Vote of the Board: Ayes:-- Mr.. Wickham,.. Mr_ Moisa«, Mr. Grebe, Mr. Young, and Mr. Unkelbach. On motion of Mr. Young$ seconded by Mr.. Grebe,, and carried, it was RESOLVED that the Planning Board forward a letter to the Riverhead Town Planning Board stating that this Board has been considering the problem of traffic when the Expressway is completed to the Riverhead area and we have some definite ideas as to the possible relocations or new highway construction in the Town of Southold under such contingencies and would lake to discuss this matter with the Riverhead Town Planning Board Southold Town ]Planning Board --7- ,June 210 1960 if a meeting of the two Boards could be arranged, Meeting adjourned at 9:45 F_N, Respectfully submitted«, Judith T, Boken Secretary � ohn Wickham,.
