The Planning, Board receiged notification .from -the Town
Board that :the crhange:Hof ,zone from ..'"A°' Residential" and Agri-
cultyral D-istrict; to " " Rtsiness, District :on. the -proper ty
of .s'choltz,, at ,Laureli&as .'granted effective -October . 29, 1960.
The Planning Board received notification .from -the 'Town
Board that, the change-of zone from °CC" Industrial District'
to "All Residential and�Agricultural District was granted to
Kaelin- .S& .Miners effective ,October. 2,91 1960.
The. Planning Board received notifacation. from. the Town
Board that-tke .`chance of. zone from .'A." Residential. and Agri-
cultural District to "B" Business District oa the .'proper.ty

of Bloom :at Mattituck was granted effective October 29-, 1960.
The Planning Board received notification. that the petition
of George Alec for a change of zone from "A" Residential and
Agricultural District .to "C" Industrial District -was denied.
Mr. Young reported to the Planning Board that he visited
the mobile home park -on Route 58, Riverhead, and was very
favorably impressed by its operation. The Board then discussed
the denial of the George Alec petition for a change- of . zone to-
"C" Industrial District .in .-Cutchogue. Mr. Alec had .requested this
change of zone because he wished to start .a trailer park -on his
property. The Planning- Board had favorably recommended this change
to the Town Board.
On motion of Mr. Young, seconded by Mr. Moisa, and .carried,
it was
RESOLVED that the- Planning Board forward a letter to the
Town Board stating that the Planning Board is disappointed to
hear -that the application -of George Alec for a change of . zone
to Industrial District -was turned down. The Planning Board
feels this is very inconsistent, since in- a joint meeting with
the Town Board, Planning Board and. Board -of .Appeals it was under-
stood that it was necessary or at the very least would solve a
great .many problems if the Town. had a trailer camp. The Planning
Board feels that the Alec .property is one -of the choice locations
for this use in. -the-Town and. feel that the evidence introduced -at
the hearing would not in itself warrant turning. down th-e appli-
cation. In view of the above and having in. mind statements made
by the members. of the Town Board to 'members of the Planning Board
to the effect that .an Industrial zone in that locality might some
day prove . embarrassng the Planning Board respectfully requested
that .the Town Board on . its own. motion make that ,area or even -a
more limited area in this locality .an "M" Multiple Residence 'Zone
with the appropriate -exceptions, restrictions and arrangements
which many be necessary for a trailer park in an ."M" Zone.
Vote of .the Board: Ayes:- Mr. Wickham, Mr. Moisa, Mr.
Young, . and Mr. Unkelbach.
The Planning Board again considered the application of
William A.. Davis for a change o3ff zone from "A" Residential and
Agricultural ,District .to "M" Multiple Residence District .on

certain real property situated at .the southwest corner of
Fourth .Street .and Main, Street, New Suffolk, . New York. Mr.
Unkelbach reported that -he had visited the property and .spoken
tothe neighbors and it is the feeling of the people in the
village that. something should be . done for the .-community of
New Suffolk and Mr. Davis.' venture should be permitted. Mr.
Young reported that he had al-so visited the property 'and
spoken to several of the- influential residents and they feel
it is the duty of the Town Board to- do something like this
that .would be helpful to the .economy .of the village of 'New
Buffo:lk.
On motion .-of Mr.. Young, seconded by Mr. Moisa, and carried,
it was
RESOLVED that .the Planning Board recommend to the Town
Board that change -of zone be made from "A Residential and
Agricultural District to , "M" Multiple Residence U_istrict:.-ern
the property of William -A. Davis, 79 Greenwich AVenue, Roosevelt,
, Nassau County, New York, on certain real property situated .at
southwest corner of '.Fourth and Main Street, .New Suffolk, New
York. and more particularly bounded and described as follows:
Beginning at .the. northeasterly. corner -of .land of the applicant
on the southerly line of Main Street and westerly line of Fourth
Street, and running, thence along the--westerly line of Fourth
Street :S:.5000'W. 151. 97 feet .to the northeasterly corner of land
now 'or .formerly of .Acker; thence N. 85042130"W. 100. 0 feet to
the southeasterly corner of land now or formerly of.:Roache;
thence N.5000'E. 152. 03 feet to the .southerly' line of Main Street;
thence S.-8.5040130"E. 100. 0 feet along the southerly line of Main
. Street to the point or place of beginning. Map of .land surveyed
for John. F. Henry at New Suffolk by. O.tto W. van Tuyl & Son dated
.February 24, 1956.
Three members of the P*lanning.Board have Visited the
location and have talked to influential residents and .we feel
that village of New Suffolk has -been in a depressed economic.
condition and in our opinion there is no future in the old
style boarding house, which .this property has been for many many
years; therefore we feel motel type accomodations offer the best
chance for economic revival.
The Board has considered the possibility -of change to-"mil
Multiple Residence District -a .larger area than this property,

but our .final -decision has' been that in this .case- it would
.probably, be best, to- change this property alone in View of the
' fa_ct. that . it .represents the westernmost edge of the boarding
„'house, area and is separated from Fifth .Street. by a substantial
area of open .lan.d whidh: has been. planted -and.maintained, in grass
and flowers: and .maintained`.as .a,, park for-many -years. Finally;
it is. our- opinion that the,.owner of this property ,is showing good
faith and intentions in that .he has' already. commenced to repair
and beautify this .place.

The Board reEe :ved .a letter from mr. .Joseph P. Plonski,
-Chairman, .Zoning 'Board -of Appeals. Town. of Huntington, , inviting
the 'Board. to the .annua.l Zoning Convention tobe held this year
at. the International, Brotherhood of .Electrical. Workers Building
on Piielawn Road, Huntington,. -on Decembe.r . 10, ,1960. Mr. Young,
Mr. Grebe; . Mr. Unkelbach., and either Mr. Moisa or Mr. Wickham
plan to attend. . A voucher requesting-coverage for four members
will be .pubmitted `to- the Town Board on November 10th.
The Planhing Board -received .a ,letter from.Mr. Walter Uhl,
Vice President of Wood Hollow Properties, Inc. , -regarding._ the
matter ,of :roads dedication at:..U'rient-B.y-The-Sea, "Orient Point.
Mr. U- hl- advised that .the matter of'.the State '.accepting the
connection ,at :junction of Plum Island. Lane and Main. Road. is
already.sblyed, in that they have in their files a .letter :from
the .'State of New 'York, Department....a-f:Public. Works dated .June
24,, 1960 addressed to: Woodholl.ow stating . that the bond .wh ch
was deposited with them for this work is no longer needed;
the work under the permit.had been satisfacttrily- completed.
Mr. Uhl enclased'.a -copy. of that letter. With reference to the
various alternatives which, the. Planning Board presented. to Mr,
Tjhl -at.their .last meeting, he..feels .#Z would be most acceptable.
It, is his. intenti;on, early, next..spring, to- continue ,Sound view
Road from where it .ends -at .s.ection 1 westerly to Farm .Lane then
-s outherlX on ,Farm. Lane then easterly, along',King.,Farm ;Road to
-Three Waters Lane. This would, give access to the- .water -along
Soundview'0oad -which. seems to be the bone of 'contention. Mr..
Uhl requested the Planning Board�'s views on. this matter as to
-whether or not.this would be acceptable and enable them to
offer 'for dedication the .'roads install-ed thus far. A map-. of
their plan. was: `enclosed.

The Planning Board forwarded .a letter to Mr. Uhl stating
that it is their feeling that alternative '#2 would be the best
solution to the problem.. Mr. Wickham has spoken with Mr. Price
on this. matter and it is unofficially his feeling that the
drainage problems are riot of an extremely serious nature. Mr.
bhl was reminded that the matter of. dedication is now to- be taken
up with the Town Board.
The Planning Board received the original petition. -of
William Victoria, relative to a change of zone from ."A" Resi-
dential and Agricultural. District to "M" Multiple Residence
District and instructing the Planning, Board to prepare an.
official report ,defining the conditions -described in the
petition and determine the area so affected. with the recom-
mendation of the Board.
Mr. William Victoria is the owner of certain real. property
situated at Bay view Roadr Southold, and more particularly
bounded and .described as follows: Beginning at a monument.:at
the northwesterly corner of the described premises, being the:
northeasterly -corner of . a -certain 12 ft. right-of-way on the
southerly- side of Main. Bayview Road, running thence easterly,
along the southerly side of Main Bayview Road S.64007 'E. 777. ft.
more -or .less to a certain private roadway; thence- southerly
along said roadway as it meanders to a monument .400 ft.: more or
less; thence westerly- 6.0 ft. to- a monument .at the southerly edge
of ,an island; thence along the upland of said island southwesterly
-and then northwesterly 340 ft. more or less to a monument; thence
.westerly 21 ft. to a monument; thence southerly 150 feet to high
watermark of. Corey' s Creek; _ thence along the meanderings of the
shoreline 6G0 ft. more or less to- a monument on the property. line
of land now or formerly of Koke Estate; thence, northerly along
said property now or formerly. of Koke N. 25053 'E. 1000 ft.. more
or less to the place of beginning. Containirig, approximately

Mr.. Victoria . states that the ten cottages have proved
popular,' but have not by themselves been able to help cover
the expenses needed to maintain and further the development
of the property. With .the additional ten .units we feel the
income would then make theproject .pay for itself.
The Planning Board thoroughly discussed this proposal and
members of the Board had visited the property. The Board then

reviewed the map attached to the petition.
On motion of 'Mr. Moises, seconded by Mr. Unkelbach, .and
-carried., it was RESOLVED that '.the Planning Board not recommend.
to the Town Board this change of zone from "A" REsidential and,
Agricultural District to. "M" Multiple Residence District on
the property of William Victoria.
It is the opinion of the .Planning.Board that instead of
enlarging his project with additional units in hopes of .securing
r additional income, th-e operator should endeavor to landscape and
beautify the 10 -cottages that he presently has.
Vote of . the. Board: Ayes: - Mr. � .Wldkham, Mr. Moisa., Mr.
Young, and Mr. Unkelbach.
The minutes of the meeting of 'Oct_ober 4, . 1960, -on motion
of Mr. Moisa, seconded by Mr. Young; and carried, were approved
as submitted.
Vote of the Board: Ayes:- Mr. Wickham, Mr. Moisa, Mr.
Young, and Mr. Unkelbach.
The next meeting of the Southold 'Town. Planizing Board will
be held 7:30 P:M. , Tuesday, December 6, 1960 . at the Town-Clerk
Office, Main Road, Southold, New York.
The Planning B.oaard received the report .of"Mr. Howard Terry,
Building Inspector, on his attendance at .the Semi-annual conference
and meeting of New York, S.tate .Ccn.ference of Building Officials
held at Latham, New York, on .October 7, 1960.
