A regular meeting of the Southold Town Planning Board was held at 7: 30 P. M.
on Monday, January 13, 1959, .in the Town Clerk's office, Southold, N. Y.
There were present: Mr. John Wickham, Chairman
Mr. Harold R. Reeve
Mr. Henry F. Moisa
Mr. Alfred Grebe
Absent: Mr. T. Paul Montgomery
Also present: Mr. . Howard M. Terry,-Building Inspector; Mr. Harold R. Price,
Supt. of Highways; Mr. Ottow 11. Van Tuyl, Mr. Robert W. Tasker; Town Counsel and
Mr. Norman E. Klipp, Town Supervisor.
Petition of Harry Smith of Maple Lane, Southold, N. Y. , for a change of
zone from "Al' Residential and Agricultural to "Bn Business district all that tract
of land described as PARCEL I and PARCEL II, West of the Village of Greenport, on
the North Road, Greenport, N. Y., as described in accompanying map and application.
Mr. Kopp presented a sketch of the intended use. He exp.lbined that the applicant
intended to erect a Niotel on PARCEL II and that they anticipated putting a right of
way to the Sound on Parcel I.
It was the determination of the Planning Board .to
RESOLVE, That the Planning Board recommend to the Town Board approval of
change of zone on PARCEL II to a depth of 325 feet and that PARCEL I be held in
abeyance for the time being.
Mr. Corwin C. Grathwohl and Mr. Harry Lister appeared in connection with
petition for a change of zone from °A° Residential and Agricultural to °B° Business
district property at Fleets Neck, Cutchogue, N. Y. Request was made to continue the
existing marina and mooring docks to the south and to build a series of duplex
summer rental units.
A committee of two men was appointed to meet with Mr. Lister to determine the
exact dimensions of the area he wishes zoned °B° Business and it was
RESOLVED, That the Planning Board recommend to the Town Board approval of
this change of zone and the Planning Board committee to submit the exact

dimensions in their report as soon as possible.
Petition of Lydia Cadugan of Setauket, N. Y., for a change of zone from
"A" Residential and Agricultural to "B" Business district that parcel of land
located on the westerly line of Linden Avenue, Cutchogue, N. Y., 94.75' x
100.10t as described in petition to operate an Antigues business. It was
RESOLVED, That the Planning Board recommend to the Town Board approval of
this change of zone.
In the matter of application of William H. Wertenberg of Hide Away Estates,
Youngs Point, Mattituck, N. Y., to establish an Open Development Area under
provisions of Section 290-a of the Town Law of the State of New York, as per
map dated May 23, 1957, it was
RESOLVED, That the Planning Board recommend to the Town Board that this
request be granted with the suggestion that Mr. Wertenberg reserve an additional
12 feet along "Miller" right of way for the possible future widening of "Miller"
right of way into a public highway.
In the matter of application of Leone D. Howell of 191 Cleavland Avenue,
Mineola, N. Y., to establish an Open Development Area under provisions of Section
280-a of the Town Law of the State of New York of property described on map
accompanying application. Map was approved and signedby the Chairman on January
13, 1959 and it was
RESOLVED, That the Planning Board recommend to the Town Board approval of
access of Reeve Avenue and connecting rights of way as approved and shown on
map of property of Leone D. Howell by Otto W. VanTuyl. Map dated August 9,
1957-
The Board then approved correction in the sub-division Map of Cleaves
Point, East Marion, N. Y., Section 1, Map No. 2752 in the Suffolk County Clerk's
Office, as per affidavit of January 10, 1959 signed by Mr. OttoW. VanTuyl.
Since the Town Board has passed a resolution to the effect- that tax
exempt properties would not in the future have to pay a, fee for Application or
Appeal it was the unanimous decision of the Board to
RESOLVE, That the Planning Board recommend to the Town Board a refund
of $15.00 to William M. Beebee who paid a fee of that amount on Appeal No. 41
for the Cutchogue Methodist Church Corporation, Cutchogue, N. Y.
In the matter of application of L. Barron Hill of Youngs Avenue, Southold,
N.Y., to establish an Open Development Area under the provisions of Section 290-a
of the Town Law of the State of New York of the property described on map of
L. Barron Hill, dated August 13, 1957 and revised January S, 1959, which accom-
panied application, it was
RESOLVED, That the Planning Board recommend to the Town Board approval of
the application and map as corrected January S. 1959e
The Board then asked Mr. Tasker if he would prepare a tentative plan to be
incorporated in the Ordinance covering Multiple Dwellings which he might present
to the Board at the next meeting.

On motion made by Mr. Moisa, seconded by Mr. Reeve, and carried, minutes
of the December 17th meeting were approved.
The next meeting of the Planning Board will be held at the Town Clerk's
office in Southold at 7: 30 P. M. on Monday, January 27th.
