Reeve Charles Van Duzer Henry Moisa Alfred Grebe A regular meeting of the Southold Town Planning Board was held at the Greenport office at 4P.M. on Tuesday, July 16, 1957. There were present: Mr. John �ickham, Chairman Mr. Harold R. Reeve Mr. Alfred Grebe Mr. Henry Moises Also present: Mr. Norhan. Klipp, Town Supervisor Mr. Howard M. Ferry, Building Inspector Mr. Harold W. Price, Supt. of Highways Julius Zebroski discussed.with the Board meadow land which he owns in "All Residential district in Mattituck, N. Y.. He wants to dredge another 4.01 in existing 4.0t canal, thus widening canal to 801 and then sell small parcels to be used as boat moor— ings. It was the unanimous decision of the Board that this matter be held under con— sideration and that Mr. Zebroski file a petition to the Town Board. The Board discussed with Mr. Walter G. Kapp, attorney for Margery Burns, property known as 11Sunset Knoll", Southold, N. Y. , and reviewed a pencil sketch of property. Mr. Kapp is requesting that this property be made an open development and discussed at some length Section 280 A, Paragraph 4, of the T own Law, pointing out that this section makes it impossible for the Building Inspector to grant a building permit on property not adjacent to a highway, right—of—way or other means of access shown on the Zoning Map. In such cases the building permit could only be granted after approval of the means of access by the T own Board, according to Mr. Kapp. This matter was further discussed by the Board and it was RESOLVED, That Mr. Klipp will take this matter before Counsel for the T own. On motion made by Mr. R eeve, seconded by Mr. Grebe, and carried, Minutes of the July Znd meeting, copies of which had previously been mailed and read by each member, were approved. Board studied petition of Otto Uhl, Jr., President, Cove Beach Estates, Inc. East Marion, N. Y., to change from "All Residential to "Bu Business zone certain property situated at East Marion, N. Y. After careful study of map and description which accompanied this petition, it was RESOLVED, That the Southold Planning Board recommend to the Town Board that this Board is not willing to recommend this large an area to be zoned nBn Business at this time. _ 2 Southold Town Planning Board July 16, 1957 MINUTES, Continued Petition of Peter Blank to approve map entitled "Map of Marion Manor", situated at East Marion, N. Y., which was filed in the office of the Clerk of-the County of Suffolk on March 18, 1951, as Map No. 1038. On motion made by Mr. Reeve and seconded by Mr. Moisa, it was RESOLVED, That the Southold Town Planning Board. recommend to the Southold Town Board that this request be granted. Request of Florence M. Moore, 119 Second St._, Garden City, N.Y., to change property at Southold, N. Y. — described as follows: North by Bowery Lane,South and Sough East by State Road and West by Glover, from uAll Residential to 1131, Business. On motion made by Mr. Reeve and seconded by Mr. Grebe, it was RESOLVED, That the Planning Board recommend to the Southold Town Board that this change be granted. Petition of William J. Mills II to change from nAn Residential to"B" Business ioroperty,situate near Village of Greenport, bounded by Corwin Street', Ninth Street and the Long Island Railroad. On motion made by Mr. Moisa and seconded by Mr. Grebe, it was RESOLVED, That this request be recommended to the South Town Board for approval. Directly following the last meeting, held on July 2, 1957, the Board inspected property of Mr. & Mrs. Zieglerlocated on Marion Lake, East Marion, N. Y. Further discussion was held regarding this property and on motion made by Mr. Grebe and seconded by Mr. Reeve, it was RESOLVED, That the Board is not prepared to recommend this petition at the present time as we feel there is no room for both the Trailer Camp and the Duplex Cottages which are proposed for this site. Mr. Polito of the Venteau Construction Corporation presented map of Sandwood Shore Homes, through Mr. Howard M. Terry. Decision was held up pending consideration of the Supt. of Highways and the Town Board. Next meeting of the Board will be held on Tuesday, August 6th, at 4 P.M. , in the Greenport office.
