Reeve Charles Van Duzer October 1, 1957 Henry Moisa Alfred Grebe A regular meeting of the Southold Town Planning Board was held at 7 P.M. on Tuesday, October 1, 1957, at the Town Clerkss Office in Southold, N.Y. There were present: Messrs. Wickham, Van Duzer and Moisa. Absent: Messrs. Reeve and Grebe. Also Present: Messrs. R1ipp, 'Pan Tuyl and Howard Terry., Mr, Stanley A. Corwin, representing Messrs. John A. Muir, George S. Muir and A. B. Rosenberg, presented petition for a change of the Building Zone Ordinance from "An Residential and Agricultural District to irBn Business District certain property of theirs in Greenport, N. Y. After study of map and petition, it was RESOLVED, That the Planning Board recommend to the Town Board approval of Part One, lying at the head of Sterling Basin, bounded by the Village of Greenport and Champlin Place, etc., and that the Planning Board will hold in abeyance the Second Part, which is bounded by Beach Road and Sterling Basin, until they have more detailed information on the use and the Board has an opportunity to visit the property in question. Board studied petition of James Wasson of Mattituck, N. Y., for a change of the Building Zone Ordinance from nAa Residential and Agricultural District to IiB" Business District all that tract of land situate, lying and being at Mattituck, N. Y., bounded on the North by land of W. Gaffney, on the South by Peconic Bay Blvd., on the East by Bay Avenue and on the West by District Line. It was RESOLVED, That the Planning Board recommend to the Town Board that they are not willing at the present time to recommend this change as the lots are far too small. Board studied petition of Nelson Axien and others for a change of the Building Zone Ordinance to change from "C° Industrial to "All Residential and Agricultural District all that tract of land situate, lying and being at Bayview, Southold, N.Y. described as follows: Bounded on East by Meadow Point Properties, Inc.; on the South by North Bayview Road; on the West by Meadow Point Properties, Inc.,and on the North by other property of Nick Mazzaferro and Sons, containing 12 acres more or less and owned now or formerly by Nick Mazzaferro and Sons of Greenport, N. Y. - 2 Southold Town Planning Board October 1, 1957 MINUTES, Continued It was the determination of the Board to hold this matter over untillhe next meeting in order to give the Board adequate time to get more detailed information regarding this property. T he Board then studied petition of Angelo G. Petrucci and Georgette Petrucci of Bay Avenue, Cutchogue, N. Y. Petition for a change of zone from "All Residential and Agricultural District to "B" Business District on all that tract of land situate, lying and being near Nassau Point, Peconic, N. Y., described as follows: Parcel One: Hounded on North partly by lands of Garret and party by land of Cordes, a distance of 370 ft, on the East partly by land of Cordes and partly by land of Kaller, on the South by Bay Avenue, 366.20 ft., and on the West by land of Vanderbeck. Parcel Two: Bounded on North by Bay Avenue, 620 ft, on East by land of Town of Southold, on the South partly by Bradwaters Cove and partly by land of Gerhold and on the West by land of Mason. It was the unanimous decision of the Board to hold this matter over until the next meeting in order to give a few of the Mambers of the Board an opportunity to look at the property. Petition of Edna A. Broem, Main Road, East Marion, N. Y., for a change of zone from uAti Residential and Agricultural to "B" Business on certain real property, described as follows, was reviewed by .the Board. Description: Bounded Northerly by lands of Ernest Wiggins, 1001,' Easterly by lands of Ernest Wiggins, 247.061, Southerly by Route 25, 1001 and Westerly by lands of Ernest Wiggins, 24.7.251. It was RESOLVED, That this change be recommended to the Town Board. The Chairman then submitted to the Board for approval copy of Budget he had draVm up for the Tovm Board, dated September 24, 1957, covering estimated expenses for the coming fiscal year, which read as follows: Office Rent $ 300.00 Salary of Secretary W0.00 Postage for Secretary 30.00 Transportation for Fishers Island member 400.00 Car expenses for members 50.00 Chairman's expenses: Phone 24.00 Stationery, etc. 4o.00 Car mileage 2 .00 8�.00 TOTAL $ 1,269.00 On motion made by Mr. Van Dozer and seconded by Mr. Moisa budget was approved. Minuted of the September 6th meeting were read by the Chairman. On motion made by Mr. Van Dozer, seconded by Mr. Moisa, and carried, Minutes were approved. Voucher for salary and supplies was submitted by the Secretary. On motion made by Mr. Moisa, seconded by Mr. Van Dozer and carried, voucher was approved. • 3 Southold Town Planning Board October 1, 1957 MINUTES, Continued Discussion was held on the subject of roads on sub-division land. It was the determination of the Board that in cases where sub-division roads have deteriorated or were never fully established the Building Inspector may not grant building permits on approved .sub-divisions on the grounds that the access is not reasonable. Request of Mr. Walter Uhl for approval of completed plan of ORIENT-BY--THEI-SEA, Section One, Orient, N. Y., was considered. It was RESOLVED, That the Southold Town Planning Board recommend to the Town Board that approval be denied pending adequate public access to the Long Island Sound. Next meeting of the Planning Board to be held at 7 P.M. on Tuesday, October 15th, in the Town Clerk's Office in S outhold, N. Y. Meeting adjourned at 10:30 P.M. Respectfully submitted, Grace B.
