Th.e' Planning 'Board received from the• Southold Town Board '
the ordinal petition- of George A. Barzac, Jr. , and Liza Barzac,
Boisseau Avenue, Southold, New York, with instructions to
prepare an official report defining the conditinns described in
the petition and determine the area so effected. This property
is located .in 'Southold, in the Town of . Southolds Suffolk
. _ Countyr New York: and bounded and -described as .follows:

BEGINNING at' a monument _ on the easterly line of Boisseau-
Avenue at the southwesterly- corner of land of- Barzac and the
northwesterly corner of land of Cassidy; from said point of
beginning running- along .said easterly line of Boisseau Avenue,
North 2 degrees, 30 minutes, 10 seconds' East 160. 0 feet; thence
along said land of Barzac, two courses as follows: U) � South
81 degrees 55 minutes 40 seconds East 3.91.31 feet;, thence (2)
' South 2 degrees 30 minutes 10 seconds West 160.0 feet to said'
land of Cassidy; thence along said land, North 810 55 minutes
40 sewn ds West - 391.31 feet to the point- or place of
beginning.
Walter Kapp, Esq. :, and Mr. '& Mrs. Barzac, appeared before
the Board to cTscuss ..the application. It was stated the applicant
intends to use the property for a beauty parlor. It -was pointed
out- that- the surrounding areas are zoned a B"- Business' District.
The Chairman questioned the suitability of the proposed location
for a beauty shop in view- of the fact this property' adj:o.txs;<<.. a
potato grading station Mr' Barzac, pointed out there was a strip
of land between the potato grading station and the proposed
beauty shop.- This strip of land is used as a private club and
trees have been planted. The serves as a buffer strip between
the potato grading station and the property in, question. The
-Chairman advised the applicant.- that- the Planning Board can
only recommend a changeof zone andthe. final decision is .up to
the Southold Town Board.
On motion by Mr. Moisa, seconded by'Mr.- Coyle-, it was
RESOLVED that the Southold Town' Planning Board does favorable
recommend to the- Southold Town Board the change of zone from
"A Residential and Agricultural District- to ."B-2" Business
district on the above described property.
The Board feels this is a reasonable request.- in- view of
the fact- thre is business property adjoining the property in
question, and business property across the street from .the
property in question. The Board also points out there is a
buffer strip between this proposed''change and the potato .4xHmEUx
grading station.

Mr. Henry'Smith and Lefferts' P. Edson,, Esq.,,, appeared
before the Board in regard to the subdivision to be known
as' Laughing.Watera_ Section II. This application- has been
discussed previously by the Board and the applicant. Mr..
Smith stated that municipal water will be brought into the
subdivision. It`was stated that the present municipal water mains
are approximately one mile from the applicant's proposed
s ubdims ion.
Mr. Van' Tuyl stated that all the lots in. the subdivision
are _20z,000 square feet.. they were figured very close. The
Chairman• advised the applicant that the PlanningBoard would
require a statement from the people who will be supplying the
water and the Planning Board will require a copy of the
contract. Mr. Smith stated the entire subdivision would have
public .water once it was put it: however at the present time
he would. like approval of the layout of the roads so he could
commence work on them. The applicant stated that the basin showed
on the subdivision plan was pretty well cut in, however, it
wasn't- completed yet. The question was raised about existing
barns on the property. The applicant stated these have been
removed. The, Chairman suggested that the road leading to the
water and..beach should be 50 feet wide instead of' 30 feet wide' '
and notto maintain the whole beach as private. It was suggested
that 100 feet .of the beach be reserved for possible dedication
to the Town in case the applicant decided 'to dedicate the roads
in the subdivision. The Board advised the applicant they would
make a decision on the request for approval of the layout of
the roads latter in the evening.
Lefferts P. Dson and Mr. Henry Smith. appeared before the
Board with a proposal to abandon. lots- number 13 to 24 inclusive',
in Peconic: Homesr map number 4181 in the• County'Clerk's, Officet
and a preliminary plan to file' Section' II of Peconic 'Homess at
Peconics. New York. ,
Mr. Edson stated that there has been three or four lots sold
in the southerly part- of" the subdivision. Mr. Edson. pointed out
there was a proposal for an extension of Sound View Avenue and
pointed this out , on the survey submitted. The planwas7-revise.
the property and file it as Section II. of Peconic Homes.

The property deeded to the Town of' Southold by the Long
Island Lighting Company was pointed out- on the map. The question
of easing the curve in the proposed Sound View Avenue was raised
and this was discussed. It was also pointed .out that Sound
View Avenue is clear , of Marsh land. The' Chairman stated he would
want to- look at- this proposal on a map of the whole area. The
land use map was looked at to determine the location of the
proposed- Sound View Avenue. It was pointed out that no property
has been sold where the proposed abandoment will be. . It was
unanimously. agreed that- the abandoment of lots 13 to 24
inclusive in Peconic. Homes„. would be acceptable, however the
Board wants to make a field inspection of the rest of'the
proposal.
' The Planning Board received from the Southold Town'Board
the original petition of Steve J. Doroski, Middle Road,
Southold,. New York, relative to a change of zone from "A"
Residential and Agricultural District to "B" Business District,
with instructions to prepare an official report defining -the
conditions described in the petition and determine the area
so effected. This property is' .l.0cated in Southold, in the
Town of' Southold, Suffolk- County-New York, and bounded and
described- as follows:

.Road (CR :27) , which is 274.62 feet northeasterly from the point
of intersection of the southeasterly line of Middle Road and
the northeasterly line of Ackerly' Pond Lane, Said point- being
the end of'.the present- "B" Business District lin e along that
part of'Middle Road. Running thence northeasterly along said
southeasterly line of' Middle Road N. 21° 28' 50"' E. 78 -feet to

Business 'District line which is 200 feet southeasterly from the -
before mentioned point of � intersection of Middle Road and
Ackerly'.Pond Lane on said northeasterly line of'Ackerly Pond-
Lane; running thence northeasterly along the present "B"
Business' District line which .is parallel to and 200 feet- distant
from the southeasterly line of Middle Road to a point which is
the end of the present "B" Business District; thence northwesterly
along. the present- "B" District line N. 550 52' 00" W. 200 feet to
the southeasterly line of Middle Road, the point of beginning.

On motin.by. Mr� Unkelbach, - seconded 'by Mr. MoisaD_ it was
-RESOLVED that the Southold Town ;Planning Board favorably
recommend- to the Southold Town Board the -change ' of zone from
"A",`.Residential'-and Agricultural District .to - "B" Business
District- on the property herein described.
The applicant requests this . change .to expand his
present business operation.

The. Planning Board again -took up the.'roads i,n aughi'ng..
Water,, Section II. It was determined there. would-have- to' be
a six .foot elevation for the sewage disposal. .. .
On motion .by. Mr. .Unkelbach, seconded by Mr: Moisar i ,t. was
RESOLVED that . the Southold Town• Planning Board grant
approval of the -layout. of the roads in-,the subdivision to
be known- as Laughing-Water,,- Section II, -owned 'and developed
by Henry J. Smith. The approval '.is subject to the following
conditions:
I. The road leading. to "the- waterfront anal beach .area
shall be fifty ;t5, 0j , feet. wide instead "of thirty 1(30:) feet
2. - The applicant shall reserve 100 -feet of waterfront
for-the possible dedication to the" Town of' Southold.
3. The applicant shall submit to the` Planning Board a
proposed plan -for the dredging or deepening of 'that' Part `of
the creek'w shown as- basin on the map.

Road, Southold, New York,, as the time and place of hearing
upon. the question of approval of the followhg. plat:
Plat- of property owned by Birch Properties,. Inc..,,,
entitled Birch Hills at"Cutchogue, consisting of a
parcel. of land 11.126 acres, situated at' Cutchogue,, 'in
the Town of Southold, Suffolk- County,, New York, and
bounded and described as follows:

A letter was written to the Board of Appeals .requesting
a permanent variance for the Gulf sign at Cliff's Garage in
Cutchogue, in view of the fact. the planning Boardhas requested
that- Mr. -Tyler dedicate land to the Town to widen the road .
and said widening will result in his sign being too.. close
to the road line. fhe' Planning Board requested that the
Board of Appeals handles this on. their own motion. Copy of
said. letter is on file in the office of ' the Planning Board.

Dawn' Drive, Centereach, New. York. Item• n,umber 12 was makked
off .onsaid regulations and it was pointed' out- to him .this
was the .section of the .regulations he was. violating ' at ,h:is.
subdivision known as` Cleaves ' Point, Section: III.
The next regular meeting of the' Southold Town' Planning
Board will .be. held. at .7:30 P.M.'., Tuesday, April -11, 1967s at
the Town Office, Main Road, Southold,. New York.
