SOWTHOLD TOWN PLANNING 'BOARD
August 9,, 1967
A regular meeting of the' Southold 'Down Board.of Appeals was
Imld at 7:30 P,M,', Wednesday, August 9, 1967, at the Town Office,
Main Road, Southold, New Yore.
There were present: Meesrs: John Wickham, Chairman; Henry
Moisa,, William Unkelbach, -Frank Coyle, Alfred Grebe.
Also present: Howard Terry., Building Inspector,
The Chairman signed the final subdivision map of Corey,Creek
Estates, .located' at Bayview, Southold,,, New York.,, owned and developed
by South Fork' Development Corp.
Mr. Julius Zebroski appeared before the Board with a preliminary
plan and layout of property located at Bayview Road and Waterview
Drive.,: Southold. The Board examined the proposal. The .map showed
an existing dwelling 12 feet, plus. or minus, from the: proposed road.
The Chairman advised that the Planning Board would required 20,000
square feet for all lots except for the small pt' space shown on
Waterview Drive.

On motion by Mr. Grebq, seconded by'Mr. Moisa.. it was
RESOLVED that preliminary approval be given to _the:unew- location
of the proposed road as shown on the; map of land cE Julius Zebroski

Mr. George' Ahlers appeared before the- Board with a map and
proposal tQ6onnect' Wells Avenue and Hill Road at" Southold by a 50
foot road to be approximately 451 feet long. Mr.- Ahlers stated
that it was intended to extend city water down this proposed road.
The proposed road would be all on Mr.- Ahlers' and Mr.. Rubin's
property.
On motion by Mr4,. Moisap. seconded by Mr. Grebe.. it was
RESOLVED that Mr. George' Ahlexs be granted pre'lirhinary approval
-of the layout of the proposed road to connect' Wells Avenue and Hill
Road at' Southold,. New York,. as shown on 'the map by Otto W. Van' Tuyl
and Sons. map dated• April 12,. 1966.

it was also. agreed that Mr. Ahlers be .written a letter advising
him of the .koard's preliminary approval and stating that the Board
would require- ,that any lots sold along this proposed road will have
-to have a minimum. of 20,.000 square feet.
On motion by Mr. Coyle... seconded by Mr. Unkelbach., it was
RESOLVED that- the Southold Towne Planning Board set- Wednesdays.

to the Rules and Regulations to the' Subdivision of' Land in the
Town of" Southold.

Mr.- Lefferts P. Edson.,,.- Esq.,,,. appeared before• the Board in regard
to' Peconic Homes,. Section II,_ at Peconic. Mr.- Edson explained that
the situation in, regard to -the rightl of .way is .no different- ;thai�_.
it- was when Peconic' Homes_,-- Section I was filed. He explained that
the people on the- North se ll have the right- of way they had for
many years that- runs"along the easterly side `of the- subdivision map.
THE CHAIRMAN: One thing has happened. This part of .the subdivision
we are talkingabout now would cut- them- off from the right of way
that they enjoy. This lot 18 will cut them off. They thing is that
you have, got to get from them some sort of a right of way agreement,
that they can use this land. A normal right- of way came down through
here.
LEFFERTS P: EDSONe EDQ. : People have a right of' way from Route ,11
on the easterly side line down the farm which is. continueous with
-the adjoining owner. That is the way it- will always be unless there .
is public access and the junction will have to be made-here.,
THE' CHAIRMAN: Then. put- the right of way on the maps, then we have
something. A map with a right of way on it. This new section does
change the picture .in that- there is no access right here.
LEFFERTS P. EDSONo ESQ.*: There .never was- access there. This is
a private agreement.
THE CHAIRMAN: Then sketch in on., the map and say what it is.
MR UNKELBACH: 'He proposed that he make a quit-- claim deed on
this.
LEFFERTS P.- EDSONa. ESQ.: These people have a right to go- through
here forever until we supply them with a right- of way.
THE- CHAIRMAN: This right of way has to be shown on the filed map.
i(TheL right of way was drawn on the map which was in front .of
the Board. Mr. Edson stated that. all .the deeds show, and will show
an- existing right- of way onthe .easterly line. Mr.-Edson gave
authority for the existing right- of way along the easterly .aline
of' the property to shown on the final".maps. The matter of Peconic
Homes,. Section II will_ be taken -up again at the next- regular-, meeting
of the Planning'Board.)

Southold Town Planning Board -,4- August 9.. 1967
A letter ,was written. to Nicholas' S. Carlisi.. Esq. in- regard to
the condition of the raods..at- Deep'Hole :Creek Esta-tes. Mr.- Carlisi
was informed that Mr.- Zaleski is. pr.oceeding' with work- on. the
roads in' Deep .Hole Creek' Estates in: accordance with the plans filed
with the' Southold Town. Planntg' Board and that the construction of
the roads in the. subdivision are covered by a performance bond and
Mr. Zaleski has. another year to meet- all the Town requirements.
On motion by Mr. Unkelbach.. seconded by Mr: Grebe., it was
RESOLVED that- the Southold Town Planning Board approve the
minutes of July 18=. 1967.. as submitted.

On motion by' Mr. Unkelbach,e 'seconded by Mr. Moisaa, it was
RESOLVED that the Southold Town Planning Board recommend to
the- Southold Town Board that they on their: dfi motion _change the
following property Ito an "M" Multiple Residence' District.'
.Beginning. at' a point on the ordinary high water mark of-, "Pipes
Cove".where land of Roach meets land of: Steinmetz Estate and running
.northerly .along this line .extended. to west end of "Silver' Larie"; thence
easterly' along the southerly side of "Silver' Lane" extended easterly
toward' "Brown• Street" to a point- 600 feet. east of Silvermere Road;
thence on a line parallel to land of Toner 500 feet to ordinary .
highwater mark of "Pipes Cove"; thence along ordinary high water
mark of: ".Pipes' Cove" to the point. of beginning.
.This area includes lands of D 'C Roach.: A. Frohne.., T. Jurczenii..
W. Hilsenbeck., J. Fishes. J. Nunno.: V. Frohne._ and part- of meadow
land owned by T. Jurzenia on the east side Silvermere Road.
