PUBLIC FEARING: Upon Question of approval of the following
plat: Plat of property owned by -Kathryn D. Hoey and Genevieve
T. Daly,, entitled Town -Harbor Terrace,. consisting of a parcel
of land of 7.69 acres,. situated in Southold, in the •Town of
Southold, Sufdolk County#. New York,. and bounded and described
as follows:

THE. CHAIRMAN: Hearing none, is there anyone present who
wishes to speak in fauor of this subdivision?.
(There was no response. )
The Board discussed the fact that -an estimate had not-been
made for the completion of water mains in. the. subdivision, The
hearing was cl6sed and the following resolution was made.
on motion by Mr, Wickham seconded by Mr.- Moisa, it-was
RESOLVED; , WHEREAS Kathryn'D. Hoey and Genevieve T.. Daly has
petitioned the' Southold Town Planning Board for final approval of
their plat -known- as Town Harbor Terrace, at Southold,- New York, and
-WHEREAS the Superintendent of Highways of the Town of Southold
.has inspected the map and approves the highway layout of the roads
to be constructed,, and his report is hereby approved by. the Planning
Board, and
`WHH'REAS the Southold Town. Planning Board waives the provisions
of the rules- and regulations for the subdivision of land requireing
park :and playground- area or cash equivalent;
-WHEREAS the signing of the final maps by the Chairman of
the 'Southold Town Planning Board is waived until .such time as a
performance bond is- posted -for the roads and the water-mains
in the subdivision, and such bond is accepted by the Southold Town
Board;
NOW THEREFORE BE IT RESOLVED that the subdivision Ito be known
as "Town Harbor Terrace", at* Southold, New York, consist�nggof
7.-69 acres and owned by Kathryn' D. Hoey and Genevieve T.• Daly, be
approved, subject to the following conditions:
1. That .a bond be posted forthe compsletion .of the roads
in the subdivision.
. 2, That an. estimate be made and a performance bond be posted
for the completion. of the water mains in the subdivision*

THE, CHAIRMAN: This subdivision -is not yet ready .for. a final
hearing. There being none present for or 'against it,, I will recess
the hearing until such time as the map is finally prepared and
signed by the County Board of Health,, and a performance bond is
fixed for the . completion of the roads and the ,complet.ion of the
water mains.

William Wickham,. Esq.'s. appeared before the Board to discuss
the north .part of .his farm which he. requests be changed to
industrial property. This property .is located on the north side
of the Middle Road in.Cutchogue. This was brouhgt -before the' Board
a number of years ago and was being held while plans -:for the
relocation of Middle Road were being discussed. Mr. -Wickham stated
that he felt that now he would hav a to do something with the
property on the north side of- the Middle Road,. in view -of the
rising tax rates. He felt hthat an economic factor is involved
here.
- Mr. Wickham also stated :that .instead of changing. this to
and industrial -area, he could sell it to speculators,, or he could
develope,. it residentially. However, a residential development
in this area would mean a racial development.
. Mr.- Wickham felt that .if a business was located on this
property, it could be set back from the road and it could be ,
surrounded by -woodland. This would help to keep the natural
beauty of the area. The Board viewed the ,map ,00ncerning' the
property under discussion.
The Chairman stated that the Planning Board :hesitates to zone
50 acres -as they .have never done this before, However, this is
an ideal location for an industrial area and they would recommend
the parcel containing 18 acres be -changed to industrial with the
idea- that at some future- time this could further be expanded into
a larger industrial area. The Chairman advised that this would
be recommended to the Town Board.
Mr.- Robert Preston appeared before the Board to discuss the
preliminary map of Fordham Acres, . Section II, located on the
south side of the North Road in Greenport. It willcmntain an
area of 5,17 acres and have 8 lots. This property was subdivided
as far 'as Ernest Wiggins' property, leaving out the swampy land,
This subdivision will have village water.
,On motion by '°Mr.- Wickham,, seconded by Mr. Unkelbach,, it was
RESOLVED that -.preliminary approval be given to .the subdivision
"Fordham Acres, Section II", located on. the North Road in Greenport,
owned and developed by Ruth Preston and others, subject to the
following condition: Filing of an application- and deposit check
for same.
Vote of the Board: Ayes:-Mr. Wickham, Mr, Moisa, Mr. Young,
Mr. Unkelbach.

Mr. James Olsen appeared before the Board. He is in
the Real Estate business and has a franchise on "Arbor "Homes".
He submitted a blue print to th a Board of a "two -family house&
which was his topic of. discussion. He wanted toknow where
a two family house could be locateds, in what district. He felt
that this was not the type of thing that should require a "M"
zone. The Board felt- that perhaps, if the -ordinance provided
for it,, this. type of thing could be approved and granted by
the Board of Appeals. There would be a need to set up certain
specifications to cover the building of two family houses.
The SouthD ld Town Planning Board agreed to meet with the
Southold Town- Board at 8: 00 PM:,, Thursdays, January. 28®; at the
Office of the Supervisor, 16 South' Street, Greenport, New York.
A letter was written to the Department of Public 'Works
in regard to the Subdivision, "Blue Horizona"& locate d in
Peconic. The Board again requested information regarding the
plans for the Middle Road in this particular area, and how
-much property would be taken from .the subdivision. '
The next meeting of the Southold Town Planning Board will
be held at "7:30 Monday,, February 15,, 1965,, at- the Town
Office,, Main Road, Southold, New York. Th:e' Planning Board
invited the Southold Town Trustees to attend this meeting and.
they "should come about 8:30 P'.K. The -Trustees .and the Planning
Board will discuss future regulations for: man made canals. ,
On motion by'Mr. Moisa, seconded,by Mr.. Wickham,. it was
RESOLVED that the minutes of the Southold Town Planning
Board dated December 14,. 1969,, be approved as submitted..

RESOLVED that the minutes ofthe Southold Town Planning Board
dated December 28s,. 1964s be approved as submitted.

and Mr. Unkelbach.
