Schneider wanted to cut through the roads- onrthe waterfront section of the development. Howevere, the particular section that he was interested in -was not covered in any previous applications of-Eastern Shores,, Inc. The Chairman advised that a formal application would have to be made before the roads could be cut through. The applicant - agreed to present another preliminary map showing the section in question. THE CHAIRMAN: Hearing nonet I will close the hearing at this time,, .and the Board -will make their decision latter' this .evening. .William Wickham,. esq.., appeared before the Board with: complete plans for the property of- Martin NelUenr located on the south west corner of. North Road .and Moore's" Lane. It showed the proposed locatgon for the super market, shops, and -office buildings.' William'Wickham pointed outthat -the office buildings will be closer ' to the- residential section `adjoining this particular ,piece of property. He also pointed .out that there would -be only .one .exit onto•County Route 27A. There mould be 'access from Moore's Lane and Middleton.,Road. . According to the.' S.outhold Town regulations,;, there will be parking facilities for ,552 -cars. The proposed shopping center:,,' .done :in colonial style..., is highly :admired by the members- of the Planning Board. The Board will .furher study,-the plans for this property._ On motion by Mr. Moisa.., seconded by Mr. Grebe,., it was: RESOLVED: WHEREAS Frederick and Harold Reese has petitioned the Southold Town Planning Board for final approval of their plat' known as "HARBOR LIGHTS ESTATESI'. This property will be used fora nursing home if it is changed to a business district. The Planning Board feels there is a great need for such a use in the Town of -Southold,, and a nursing home would be an asset to the Town of"Southold. . On motion by Mr. Grebe, seconded by Mr. Unkelbach, it was RESOLVED that the SoutholdTown Planning Board-re-recommend to the Town- Board the change of` zone from , "A Residential and Agricultural District- to "B"-2" Business" District on--the property of Vina Baker and George Van Buren as described above. The property is presently a non-conforming use,, having been a hotel and' picnic area for many years. This is . located on the deep water channel,. Mattituck- Creek,, opposite an existing ' "B" Business'District. Due to an increase in the use of said Mattituck Creek-by pleasure boats, both large and small,, facilities in Mattituck- Park'District are inadequate to accommodate visiting yachts and yachtsmen. -The Planning Board feels that this is an.- ideal- location.' The proposed layout- of the motel,', restaurant, and docking facilities will be an asset to the Mattituck area,; as well as to the Town of Southold. The proposed use will be in line with the waterfiont 'development -consistently advocated by� the Planning Board. Vote of the Board:Ayes:Mr. Wickhama; Mr. Moisas: Mr. Grebes, Mr. Young and Mr. Unkelbach. Bernard and Theodore Kaplan appeared before the Board with a preliminary map of a proposed subdivision to be-known as'Dawn Estates located at Greenport. - All lots in this subdivision will be 12 '-500 square feet and over­and have city water. ' This° subdivision will be located-400 feet back- from the main highway. The preliminary map showed a lagoon coming into the proposed subdivision. . The applicants advised that considerable preparation had been made on this lagoon before they took- over' the property. The' Chairman advised the applicants that -man-made Southold Town Planning Board -8- May ll,: 1965 canals were not looked upon favorably,, in- view of the fact that .they harm the fresh water supply of the Town. The Chairman advised the applicants that the members of the 'Board would have to -inspect this property before making any decision. On motion by Mr.Wickhaid seconded by Mr. Unkelbach it- was RESOLVED that .a letter be written to the applicant- advising him -that the Southold Town Planning Board has been unwilling to favorably recommend any changes of zone to a business district when. the property involved is in excess of eight -to ten acres. The applicant- should also be advised that the Planning Board held up recommendation on this change of zone. in view of the fact that they are awaiting the results of a study being made by the County Planning Commission on County Route 27A '(North Rodd) . It was further' RESOLVED that- a copy of the letter written to the applicant should be sent to the' Southold Town Board. Vote of the Board: Ayes:-Mr. Wickhale. Mr. Moisae Mr. Grebes. Mr.. The Planning Board received from the Town Board the original petition of Thomas and Florence Jurzenia ., Greenportt New York, for a change of -'zone from "A" Residential 'and Agricultural District. to "B-2" Business district , with the instructions to prepare an official report defining the conditions therein. This is a well established business andan asset to the Town of Southold. The Board also points out that this property is located off the main highway. Vote of the .Board: Ayes:-Mr. Wickham,- Mr. Moisa,- Mr, Grebe,, Mr. Young, ..and Mr. Unkelbach. The Planning Board received from the .Town Board the original petition of 'William J..
