If these General Requirements conflict with other requirements of the Contract Documents,the conditions imposing the most stringent requirements shall control. I. SUMMARY OF WORK A. The work of all divisions, sections and trades is subject to the requirements of the Contract Documents and this Division. B. Scope: The work as required by Contract Documents shall include furnishing all labor, materials,appurtenances,equipment and services necessary to complete all work shown or reasonably inferred on the Drawings and/or specified herein: Base Bid: Main House renovation,including: 1. Enclosed Porch renovation,including new framing and finish for ceiling,walls and floor extension into the existing garage,including relocation of existing attic stairs and door. 2. Mud Room renovation,including new windows and doors, new interior walls,ceiling and floor resurfacing and refinishing,with a new counter over the cloth washing machine and cloth dryer 3. New bathroom and hallway,connected to the Mud Room,built in the existing garage, including new windows and doors, new ceiling,walls and floor framing and finish, including steps connect the hallway to the existing Garage 4. Sand washing deck 5. All related cut and patch work 6. All related mechanical and electrical work. C. "Provide"means furnish and install. All work indicated on Drawings as "N.I.C." or"Owner supplied"will be furnished by others and installed this Contract. D. The Owner reserves the right to perform construction or operations related to the Project with the Owner's own forces. The Contractor shall participate with other separate contractors and the Owner in reviewing their construction schedules. IL GENERAL REQUIREMENTS A. All work shall conform to the latest edition and addenda of the New York State Building Code, State EnergyCode,Town of Southold Zoning Code,requirements of State Health Department,and all other applicable codes and laws,rules,regulations, and requirements of governmental Authorities and insurance companies having jurisdiction or coverage of the locus or Owner. B. Work shall be executed by licensed practitioners and personnel skilled in the trades. C. Guarantee: General Contractor shall guarantee all Work and Materials for a period of one (1)year from the date of final Certificate.Neither the final Certificate Payment, nor termination of the guarantee period, shall relieve the Contractor of the responsibility for negligence or faulty materials or workmanship within the extent and period provided for by the law.More extensive warranties shall not be affected by this guarantee. D. Carry all necessary insurance to fully indemnify Owner and Owner's representatives harmless against all losses,expenses and claims for death,personal injury, and property damage arising out of Work done by Contractor or subcontractors. E. The Contractor shall arrange and comply with all inspections required by local codes. 6 F. Special Conditions: 1. During the construction,the Contractor to maintain Owner's accessibility to all the property except this renovation part,ready-to-use condition for all the existing equipment and systems for the Owner's use. 2. When the construction requires temporary shut-off of electricity, gas,water,waste,telephone and/or like,or when any other part of the property needs to be worked related to this construction,the Contractor shall previously notice to the Owner with the schedule of the work. H. PREPARATION A. Contractor shall examine the conditions and preparations made for the performance of each section of work and notify the Architect of conditions detrimental to the proper and timely completion of this work.Do not proceed with this work until conditions are made satisfactory for the performance of such work. B. Verify all dimensions and job conditions prior to construction and report to the Architect any discrepancies or omissions which would interfere with satisfactory completion of the work prior to the start of work or construction of work in the area concerned. C. Contractor shall protect all existing fixtures,surfaces,appliances,windows etc. from damage. Contractor is responsible for damage to existing conditions. Contractor shall patch and repair all existing conditions not within the contract limit which may be disturbed by the construction. in. INSTRUCTIONS,CHANGES,SUBSTITUTES A. Supplemental Drawings and Specifications: As finishes and details become further developed and refined by the Architect,drawings&specifications will be issued during construction. In the event that the Contractor feels these drawings affect the cost of work that has already been bid,a Change Order will be negotiated prior to the execution of the work involved. B. Verbal Instructions: it is the Contractor's responsibility to advise the Architect regarding any additional costs resulting from the Architect's verbal instructions; such advice shall occur before any additional work is executed. C. Considerations of substitutions:burden of proof of the merit of proposed substitutions upon the proposer. D. Approval by architect is required before installation. If substitute material or equipment is installed before it is approved,the Contractor shall be liable for its removal and replacement at no extra cost. IV. SUBMITTALS A. The following Divisions and/or Sections require submissions prior to purchase or installation: Title Catalog Sample System evaluation and proposal Grout for tile B. Manufacturer's recommendations and installation instructions shall be adhered to for all materials used. Copy or original installation instructions shall be provided to Owner. 7 DIVISION 1: GENERAL REQUIREMENTS (continued) V. CONSTRUCTION SCHEDULES A. Submittal: the first schedule shall be submitted prior to the start of the Work; include commencement,order and completion dates for the various parts of the work; submit subsequent schedule changes as they arise. B. The contractor shall schedule connection to existing building and systems at a time that will be convenient for the client and cause minimum disruption to all parties involved. VL CONSTRUCTION ADMINISTRATION A. Job site:the Contractor shall maintain on the premises an up-to-date and complete set of drawings, specifications, supplemental details, shop drawings,specification submittal,and Architect correspondence for the duration of the project,for the sole purpose of keeping an accurate record of changes made during the construction. B. Telephone: Quick and accessible communication shall be provided in a manner acceptable to both the contractor and the architect. C. Supervision: the Contractor or Contractor's superintendent shall supervise and coordinate all the Work defined by this document and Drawings whether by his own or his Subcontractor's forces. The Contractor's superintendent shall be personally present at the site for at least a portion of each day that the work is in progress whether by his own or his subcontractor's force. D. Contractor shall resolve all problems of related work. In case of conflicts due to improper coordinating by the Contractor,the Architect's resolution will be final.No compensation will be awarded for extra work required resolving the conflicts. E. Trash removal: Contractor shall remove all trash from the site on a regular basis in accordance with all regulations. F. Material receiving, moving,storage and protection: 1. It shall be the Contractor's full responsibility to make all arrangements and pay all charges for material moving, storage,removal etc. 2. Protect all equipment,materials and installations until final acceptance of work. 3. The Contractor shall be responsible for the security of his materials and equipment and those items bought by the Owner and installed this contract.He shall not receive any additional payments for replacement of such which are lost,stolen or in any way damaged or unfit for use. Contractor shall be responsible for securing the site whenever the Work is not in progress. 8 DIVISION 1: GENERAL REQUIREMENTS(continued) VIL PROJECT CLOSE-OUT A. Substantial Completion:the Architect shall issue a Certificate of Substantial Completion after the permanent utilities are in operation and the Work has progressed to the point that the Owner could occupy the project for its intended use with full access and all occupancy permits and approvals by governing authorities and franchised services are complete;the Certificate shall establish responsibilities of the Owner and Contractor for security, maintenance,utilities,damage to the work,and insurance, and shall fix a deadline, negotiated between the Contractor and the Owner,for the completion of all Punch List items;all warranties required by the Contract Documents shall commence on the date of the Certificate of Substantial Completion. B. Punch List:the Architect shall attach to the Certificate of Substantial Completion a Punch List setting forth the remaining work required to close-out the Contract;the Punch List and deadline may be amended repeatedly as further deficiencies in the Work arise;if the Punch List work is not completed by the deadline,the Owner may carry out the Work. C. Cleaning: the property shall be left spotlessly clean and in first class condition and repair. The entire interior of the property shall be vacuumed dust free including all cabinet interiors, window sills,etc.;all floors shall be thoroughly cleaned and dust-mopped,damp-mopped,or vacuumed as appropriate to the finish; all wall tile, glass,light fixtures,plumbing fixtures, and hardware shall be spotless;the entire exterior of the project and site shall be cleaned with the ways appropriate to the finishes and configurations;replace water filters if units were operated during construction;cleaning operations shall be completed just prior to Owner occupancy; Comply with manufacturer's instructions;Remove labels that are not permanent;replace damaged materials;clean the landscape development of litter;repaint any marred or stained surfaces;each Punch list item performed after Owner occupancy shall be subject to the above cleaning requirements the Owner may carry out the Work. D. Owner's Manual: Provide Owner with all Owner's Manual and product service warranties; also include a typewritten list of all subcontractors and their phone numbers and addresses; submit to Architect. E. Final Payment: after the Contractor has completed the Punch List, submitted the Owner's Manual,and submitted a complete release of liens to the Architect from every entity, including Contractor,who could lawfully and possibly file a lien arising out of the contract and related Work covered by the payment,the Architect shall issue the final Certificate for Payment.The final payment to the Contractor shall be made no later than 30 days after the date of issue and 7 days after the expiration of the final date for filing labor and material liens. F. Upon completion and final acceptance of the work,provide one complete check and adjustment,including any refitting that may be required of all operating doors. This work is to be performed at a time acceptable to the Owner between six and twelve months after Substantial Completion. 9 DIVISION 6-WOOD AND PLASTICS 06100 ROUGH CARPENTRY PART 1: GENERAL 1.01 Scope of work: including all labor,materials,equipment and services for fabrication and installation of site built and site finished items such as wood framing,blocking,cant strips, bucks,nailers,furring,grounds,stripping,and the like, sheathing,and all miscellaneous work required of a carpenter and not specially called out under other headings; including rough hardware to join members and anchor to other construction, supporting members for other works,including but not limited to: A. Main House Porch,Mud Room and bathroom renovation 1.02 All work shall conform to the requirements of New York State Building Code and: National Design Specification,Nation Forest Products Associate. 1.03 Verify all existing conditions,dimensions,etc.before beginning any demolition,fabrication of materials or construction at job site and report any discrepancies to the Architect and the Structural Engineer. 1.04 Keep carpentry work dry during delivery, storage and installation. 1.05 Inspection: prior to all work of this section, carefully inspect the existing conditions and installed work of all other trades,and verify that all such work is complete to the point where this installation may properly commence. PART 2: PRODUCTS 2.01 Structural Wood Framing: A. Floor Framing,Roof Framing,Blocking and Headers: No. 1 Douglas Fir South or better,kiln dried to 15%moisture content(M.C.)maximum with the following minimum stress values: Fb= 900 psi Fc = 520 psi Fv= 90 psi Fc = 1,400 psi Ft = 600 psi E = 1,300,000 psi B. Wall Framing,Plates, Sills and Blocking: Douglas Fir South construction grade or better, surface dry at 19%moisture content(M.C.) maximum with the following minimum stress values: Fb= 925 psi Fc = 520 psi Fv= 85 psi Fc = 1,550 psi Ft = 600 psi E = 1,200,000 psi C Timber connectors and connector fasteners shall be as manufactured by"Simpson Strong Tie Co.,Inc." or approved equal. Follow manufacturer's recommendations for securing connectors. D Provide solid blocking at ends of all joists and rafters. Provide intermediate blocking at midspan or 8 feet on center maximum for all joists and rafters with spans greater than 8 feet. 10 DIVISION 6-WOOD AND PLASTICS(continued) 06100 ROUGH CARPENTRY(continued) E. Secure CCA treated bottom plates at perimeter to top of foundation walls or floor slab using 1/2" diameter bolts at 4'-0"o.c. maximum with 15" minimum embedded into grouted cells or concrete. F. Provide Simpson`U' or`LU'joist hangers or approved equal at all joist ends unless otherwise noted. G. Provide Simpson`U'joist hangers or approved equal at all joist at floor openings unless otherwise noted. H. Provide Simpson`HU' heavy duty joist hangers or approved equal at all multiple member connections with two(2)plies. At multiple members with three(3)plies provide 'HHUTF' heavy duty joist hangers by Simpson or approved equal. I. Multiple member beams and headers shall be provided as indicated on the plans. Attach all multiple member beams and headers as follows: plies ..... 2 rows 8d common nails at 12" o.c.. 3 +plies..... 2 rows 20d common nails at 24"o.c.. Avoid splitting multiple member beams when nailing. J. All exterior framing sill plates shall be CCA treated to .40 pcf retention and kiln dried to a 19%M.C. maximum. K. Provide Simpson`H'ties or approved equal at all roof rafters to top of walls. L. Load bearing walls shall be 2 x 4,except the wall between Hallway and Bathroom where 2x6 is required for the piping,with solid blocking at 6-0"maximum or at mid height of walls. Double top plates shall be provided for all load bearing walls with end joints offset at least 4'-0". At all end joints of top plates provide Simpson `ST 292' strap tie across joint or approved equal. All joists shall bear directly above wall studs and stud spacing shall be 16" o.c. maximum. All multiple member beams shall bear directly above built-up wall studs which provide width of bearing equal to width of multiple member supported. M. Non-load bearing walls shall be 2 x 4 at 16"o.c. maximum with a single top plate. Solid blocking shall be provided at 6'-0" o.c. maximum or at mid-height of all exterior non- loading bearing walls. Provide Simpson`STC' clips or approved equal at all interior non- load bearing wall top plates and allow space for 1/2"movement(vertical)between floor(or roof)and top plate. N. Provide double or more studs at all headers over wall openings with a minimum of 1 1/2" bearing provided for headers. >4'-6" opening 2 studs. >8'-6"opening 3 studs O. Multiple member posts shall be nailed together with 10d nails at 16" o.c. All multiple member posts not in load bearing walls or at ends of load bearing walls shall be cover plated with 1/2"plywood both sides across the 1 1/2" dimensions of built up pieces for full height, and nailed with 8d nails to built up post at 16" o.c. into exterior plies. All trim shall be securely fastened to solid backing with fine finishing nails. Leave no hammer marks. Blind nail where possible. Set nails for putty stopping. Draw tight against finished product. B. Joints: Cope at returns and internal corners and miter at external corners. All standing and running trim and the like shall be installed using longest practical lengths so as to minimize joints;joints shall be crafted so as to be as invisible as possible, except for joints detailed otherwise. C. Door frames: Set frames plumb, square,and free from twist,in proper relation to wall surfaces. Install shims at anchor/fastener locations so work is not distorted when secured in place. D. Surfaces: after installation,all woodwork must be free of warping, splintering or other defects,and sanded smooth,free of planar marks and blemishes. 3.02 Adjusting, Cleaning, and Protection: A. Correct nonconforming and damaged work. Remove and replace work that cannot be satisfactorily corrected. B. Leave work clean and ready for finishing.
