1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
so�y HARDSHIP because Premises are located on a plot of 62,,000 square feet
in area; .no additional land' is available to have premises conform to
, zoning regulations; existing residence is situated on northerly half .

2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because All adjoining properties are of suf"._'i

3. The Variance would observe the spirit of the Ordinance -and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT .because The newly created plot for probable
residential use is over 150 feet i# width, with no other residence
to be within 100 feet, and is bounded on one side by water (Hal11's
Harbor) .
