The design of the existing building is a 1970'5 style,wedge-shaped structure that. creates a number of construction issues when attempting torcmodel it.(Please see construction plans.) The Bulk schedule requires a side yard setback:of 15'. The existing garage is 11.5' from the east side yard,and the existing deck is 8.5' from the same side yard. However,as this deck was constructed-to accommodate the unusual wedge-shape of the house,it leaves little or no room for reasonable or aesthetic deck design.The ultimate intention is to increase the rear deck so as to provide an area that-is adequate enough to enjoy the rear of the property. Our proposed house 649n would square-off the foundation and house (please see'drawings.#•1 atld#2). As illustrated on these drawings,the proposed deck would be squared to the new house'and`: would,consequently, provide the appropriate sized space and the improved aesthetic we are;attemptitfg.to achieve.
