Dear Mr. Raynor::
There exists etar.ca.,, ;.o.f.. property` 'for sale between. Route
25 and Champlin Place near Greenpart. During my conversation
with one ',of=. the owners,, P+Zr. Van Piper. of Shelter- Island -Heights,
L was advised to 'cont'act* vat 'ous`'Town officials to determine
the :'feasibility of my plan. to dbVelop t11is site. Accordingly,
I am submitting '"to '.you a .copy,'o :;'-th'e , prel iminary layout of the
proposal .for your
My desire is to develop' a residential/ marina .complete with
marine services, to meet"current, and- future growth demands. The
most impartan:t mi1esto.ne':'at. 'this time .is approval of the concept
from your Board so that planning work may continue: In• short,,
what would 'eventually be required •is zoning changes and the
permission to connect. the'' marina with Sterling Harbor via a
:canal. which -would cut through Champlin place.. In order to ,maintain
traffic flow, .a public .road would,' pass ,through :-the proposed- "
site. .
To date ; I have written Mr. William Pell, III as-Covzzcilman
but I am sure he is quite busy; since his election as Supe-rvisor; ,
and has not 'been able 'to reply°.: During a discussion. injith Mr..
Roderick Van .Tuyl, surveyor of the , property' in question, he
suggested that S . contact you about' the matter. Finally; I - have
written Mr:. James'- Jlonsell, Superintendent '.of .,Uti,lities. .for the
Town cf. Gr-eenport ; expressing my_•.desires and. will -be ..discussing
available- utilities- with- him soon.
The attempt has been_ made to• develop a ..plan that . ope'i.ully
would be . consistent with the needs of the commun_ ity.. .:This"
approach should ;Ue:' beneficial to ; the area• ana- I feel .very
strongly that it Would, be a success. ' I am sincere in my desire
to pursue' and develop this 'op-bortunity. The ,con.cept'' is sound
and viable. 'As y.ou may .be aware,' I was .very close. to •''developing
a. marina from an. old oyster factory at the end of Sixth Street
in Greenport, but the owners were not able to complete the. sale
rruch to my : di sappo n' tment.
You.r comments and. advise •as to. my next 'course of. action
would be appreciated. - Thank -you for, your attention. to this matter,.,
Sincerely -.yours,'
