Dear Mrs. Hussie:
The following action was taken by the Southold Town
Planning Board, Monday, February 10, 1986.
RESOLVED that the Southold Town Planning Board approve
the site plan for Alice Hussie for construction of a tennis
and racquetball facility located at Southold, survey dated
as amended February 7, 1986.
A waiver was granted by the Town Board from the business
moratorium which was in effect at the time of this submission.
.When the Chairman has endorsed the site plans, we will
forward one to you.

We have been advised by The Planning Department that amended site
plan approval is required to allow a first phase of construction of the

The following action was taken by the Southold Town Planning
Board, Monday, August 26, 1985.
RESOLVED that the Southold Town Planning Board refer the
following recommendation to the Board of Appeals for their
review regarding the special exception application.
The Planning Board reviewed the site and are in favor
of the proposed use for the area. The setbacks are in excess
of what is allowed, therefore, the proposed building is set
back far from the road, and the height and use would not be
a detriment to the area.
Please note, that the the above recommendation is regarding
the proposed use only and if the special exception is granted,
you must return to the Planning Board for site plan approval.

tennis courts within a 215 ' by 120 ' one-story building and 40 ' by 80 '
attached ' two-story building , to be set back 230 feet from Horton Lane ,
26 feet from the northerly side line , 36 feet from the rear [westerly]
property line , and 202 feet from the southerly side property line ;
( b ) raised terrace attached along t-he southerly side of building ( a ) ,
supra , containing an area of approximately 2 ,030 sq . ft . ; (c )
240 ' by 60 ' exterior tennis court surface with 10 ' high fencing to be
set back approximately 180 feet from Horton Lane and not less than
35 feet from the southerly side property line and not less than
25 feet from fthe westerly rear property line , as shown on the
site plan amended August 20 , 1985 prepared by Thomas Joseph Pirkl
and Associates , West Islip , New York.
5 . For the record it is noted that by letter. dated August 28 ,
1985 , the Southold Town Planning 'Board indicates they are in favor
of this use and the buildings ' setbacks and height as submitted .
6 . It is further noted that the premises is proposed to remain
General ' Business ( B1 ) under the proposed Master Plan Maps .
In considering this application ,- th'e board has : (a ) considered
items [a] through [1 ] of the zoning code ; (b ) determined the use
will not prevent the orderly and reasonable use of adjacent properties

RESOLVED, to. GRANT the followi.ng Special Exception use applied
for under . Application No . 3387_ in the Matter of ALICE HUSSIE and
subject to the conditions as noted below :
1 . Recreational facilities as shown on the August 20 , 1985 site
plan under consideration which includes the construction of . the follow-
ing buildings :
(a ) Two-hundred fifteen (215 )=foot by 120-foot one-story
building and 40 ' by 80 ' attached two-story - building and raised terrace ;
(b ) Two-Hundred Forty (240 )-foot by 60-foot exterior tennis
courts with ten-foot high fence enclosure ;
(c ) Parking facilities as approved by the Planning Board ;
2 . No overhead lighting on outside courts are permitted ;
3. Further extensions which 'may be .proposed are subject to
subsequent Special Exception application and approval and subsequent
site plan approval from the Planning Board .
4 . This project is also subject to final site plan approval from
the Planning Board in accordance with the requirements of Article XIII .
of the zoning code .
Vote of the Board : Ayes : Messrs . Goehringer , Douglass. and
Sawicki . (Members Doyen and Grigonis were absent . ) This resolution
was unanimously adopted with a quorum of the members present.

Re: Amendment to Site Plan of Southold Tennis Club
Dear. Sirs:
We have been advised by The Planning Department that amended site
: .I. plan approval` is required to allow a first phase of construction of the
t .,. previously approved. tennis facility. We plan to operate the facility
on a reduced scale for two or three years to develope the equity for the
next phase-.
The first phase will consist. of only two tennis courts enclosed
.within a: bubble' (approved under N.Y.State Building Code). The club house
building will be reduced in size to a one story, 16'x3l ' structure, housing
a lobby; bathrooms and mechanical equipment for the bubble. The parking
lot will be reduced in size to 25 cars. All structures will be located
within the footprint of that originally approved. The smaller building
Will be incorporated into the larger building in the second phase of con-
struction.
Since the impact of the original and larger facility has already
been considered it is hoped that approval of this interim phase will
be accomplished at your next meeting: Our group has already made a
contractual obligation on the purchase of a tennis bubble. We now find
that it is the opinion of The Planning Department that the prior approval
of the project is not adequate. Therefore, we are at some economic peril
if a delay were to occur in approving this amended site plan.
Let me again confirm that the plan .that was approved has not
been changed, only its implementation has.
