VII , Sec . 100-70 B ( 4 ) . The lot area totals 18 ,487 sq . ft . as calculated from the survey. The present lot area requirement for this zone is 30 , 000 sq . ft . The proposed addition follows the angle of existing building which further reduces the non-conforming 13 ' -0" front yard set back from Cottage Place . RESOLVED that the Southold Town Planning Board refer the site plan of Mullen Motors , for the construction of an additional two bays for repair work, to the Building Inspec- tor for Certification. The Planning Board inspected this area prior to the meeting and reported the addition would not change the area and the addition would enable some of the disabled parked cars outside to be put inside the building.
