While the Planning Board has no objections to your application, this proposal requires variances from the Zoning Board of Appeals: The Planning Board will not be able to process this application for approval until the ZBA grants the necessary relief. The Building Department has taken the position that even though the lots will be more conforming than they are now, the new lot areas are still less than what is required under the Zoning Code, thereby requiring variances from the ZBA. You should submit a request and obtain a Notice of Disapproval from the Building Department in order to initiate the ZBA process. Once the ZBA renders a decision, the Planning Board will be able to continue processing your application.
