RE: SAN SIMEON RETIREMENT COMMUNITY (S.S.R.C. ) Property
By way of explanation: .
S.S. R.C. was sponsored by, but not controlled by, St. Peter's.
S.S. R.C. was a separate corporation controlled by three people,
a Board of Owners. They borrowed $1.2. million from the North
Fork Bank to fund the, development. Unfortunately, St. Peter' s
co-signed the loan. S.S. R.C. failed in their venture and were
unable to continue. St. Peter's being responsible for the loan
plus interest since Oct. 187, but not in control, found it
necessary to sue S.S.R.C. in order to gain control which it
now has.
St. Peter' s with a debt of $1.2 million plus $8600. per month
interest understandably is very anxious to eliminate this problem.
In light of the water and sewer problems in Greenport, St. Peter' s
is also exploring all possibilities for solving this problem.
Therefore, as suggested by Valerie, we are requesting answers
to the following. questions.
1. Is the density of the site plan approval for 144 units .
pre.dicated. on the entire parcel of land parcel 1, 2 and 3?
2. If parcel 1 and 2 (N.W. & S.W. corners ) were removed through
further subdivision, would the remaining parcel #3 be of
sufficient size to allow the construction of 144 units? I
believe this plan had been submitted but not followed thru
by Gail Wickham fdr No. Fork Bank.
3. If the foregoing subdivision did take place, would it be
necessary to indicate future use and construction.
4. The zoning of this property was changed from Residential A-
Agriculture to M-1 Residential on June 10, 1975.
5. Could the present 8 cottages be sold as condos or co-ops,
and would it be necessary to file a new site plan. .
6. If entire property was to be sold as is would present site
plan approval be granted to new owner and would they be
restricted to a retirement community limited to the planned
specific size buildings and would there be any further
restrictions, such as "not for profit" ventures.
7. If present plan was followed by 144 units constructed, could
. the 2 remaining smaller parcels be then subdivided and sold
or must the proposed construction be fulfilled for those
parcels.

Planning Board offers the following comments on the revisions
to the above.Imentioned site plan.
The:.subdivisions shown are acceptable.-:-,::..One map should
be submitted showing everything including covenants and restrictions
that the use in B- zone will be restricted to a church or
church related use. The loop road 'should be kept out to Middle
Road. Access to the parking lot behind the nursing-.-home needs
to be shown for overflow which can come through the lot where
the nursinghome already exists.
