As developements such as the Brecknock Hall proposal come into being and subdivisions grow, the newcomers to the town will want to participate in boating. Commercial marinas are the logical route available to satisfy that desire. As we stated at the meeting on Monday, it is our intention at Port of Egypt to try to grow in a con- trolled fashion within the physical limits of our facility to meet this growing need for boating in Southold Town. We have engaged the consulting firm, Peconic Associates, to assist us in planning the long range developement of our facility, and subsequent to our meeting last Monday, I learned that they have had a preliminary meetingwith you, so you were aware of this fact prior to my mentioning it. We are requesting the permit for additional inside storage room prior to receivsiag input from Peconic Associates because the need for winter storage is so great and there is nozother logical use for that portion of the property. We are well aware of the fact that parking considerations must be carefully studied for our own as well as our customers well being. There are several factors affecting the parking necessary for our marina customers which we did not present at the meeting or in our last letter, and we'"d like to present them in this letter as well as review them with the building department. Of all the berths in the water, -ten are never rented out, as they are for the boats in High&Dry to use when they leave or return to port. In addition three other slips are left empty to be used for service work. Of the available slots in our main building and the new storage building, we have already given up nine slots in order to make room available under cover, for our mechanics to rig or perform service work on boats and motors. The completion of the new racks will eliminate any need for our present temporary racks which will result in more space being available for parking on the east side of our patio. Because we have never had a parking problem here at the Port of Egypt, we have riot had to use any teal inovative methods of handling parking problems. Should it ever become a problem the simplist way to reduce parking needs is to hate those people whose boat is on a bottom rack park their car in the bottom slot where the boat is kept while they go fishing-- this essentially reduces the inside storage parking needs by 40. I 've heard that some Florida marinas actually pick up the car with a farklift and put it in the boats slot while the ownBr is our in his boat- but I doubt if we 'd ever have to do that. Should any member of the board wish to meet with us here at the property we'd be happy to review our plans with them. We look forward to meeting T�tth the building department's repre- sentative. We will be at the Chicago Boat Show this week from Sept. 29-Oct 1 and on vacation from October 10 thru 15th. In closing we 'd like to make some comments with regard to this request. Should receive approval, we 'd like to get the footings and floors in by mid to late November to avoid the cold weather. We 'd probably do the actual erection after the fist of the year when we have completed the fall haalouts and winterizations. We would thentnove the boats stored in the center isle of the main building into the newly constructed building--giving us access to those boats needing repairs over the winter. Within the limits of your workload as a board and the time you can allot us-- we'd appreciate any action youcan take to help us achieve this timetable. For economic reasons we only applied for and received a permit to erect only 60 feet. The building has worked out well and our storage business has increased sufficiently to justify our adding an additional 8 bays or 80 feet. From a planning point of view, I believe an on side inspection will show that our parking will not be affected . First of all, the area where we plan to erect the racks has never been used for parking - we presently have portable racks in this area. Secondly, our experience over the past year, with Armando' s Barge in operation, has shown us that in actual fact we have more t�ari ennugh parking on site even on our busiest weekendss This is the result of several factors. One is the fact that in a Marina such as ours, average usage is at most 10% of total boats, and maximum might be 25%. Secondly, most boat owners go out early in the morning and leave for home by early afternoon. Armando' s biggest crowds are always in the early and late evening so there is minimal conflict. Finally - the need for parking for the Fishing Station has been reduced because the rental fleet has been reduced from 120 to 90 boats. Also we now, keep a third of the fleet at Orient which reduces our Darking needs for the rental boats from 120 (maximum) to 60 (maximum) . We had reached' a conservative estimate of the number of spaces needed as follows : Spaces Sales area of Fishing Station-2500 25 Sales area of Showroom on highway-1800 18 Sales area of large steel building-7000 ' 70 One domicile 1 Fishing Station Rentals 60 Restaurant 35 Marina 30 Dry Stack 30 Total 269 The above estimate of spaces needed is conservative for the following reasons : 1 . The spaces a'lloted for the Fishing Station building(25 ) and'..rentals(60 ) are a duplication. 2. The entire Fishing Station building is not sales space (only about 1 ,000 square feet is sales space) . 3. The 7,000 square feet of showroom for which 70 spaces are . allotted is unrealistic—the most cars we ever have looking at boats ' is 5-10. (I wish it were more ) 4. I have sketched in an additional 20 spaces which brings us up to the conserva— tive estimate that we made. Calculating a different way, as you suggested, using 300 square feet per space we would need 80,700 square feet. The total area of all buildings on our property is about 40,000 square feet. Total area of the property is 175,000 square feet. Deducting the building area of 40, 000 square feet leaves 135,000 square feet, far in excess of the 80,700 based on 269 cars . Please note that we have 50,000 square feet on the North side of the Main Road. I hope that these rough figures prove that Port of Egypt is providing more than adequate parking for our present busi— nesses .
