The rear yard area normally available for a garage is occupied by two cesspools.: The overall size of the lot is in excess of the mininum requiredv; by the Zoning Ordinance. The Board finds that strict application of the Ordinance . will produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance does observe the spirit of the Ordinance and will not change the character of the district. The overall area exceeds the legal mininum.requirement of the zoning Ordinancg, although the frontage is only 70 feet. The Board finds that strict application of the Ordinance will produce practical difficulties or unnecessary hardship; the hardship .created is unique and would not be shared by all -properties alike..in the immediate vicinity of this property n and in the same use district; 'and the variance does observe the- spirit of the Ordinance and will not. change the character of the. distr-ic-t.
