Young, licensed land surveyor dated April 15, 2025; and WHEREAS, on January 28, 2026, the Zoning Board of Appeals (ZBA) granted an area variance for the non-conforming lot size of Proposed Lot 1 per ZBA File #8059 which satisfies Condition #1; and WHEREAS, on April 29, 2026, the applicant submitted six copies of the Final Plat with the required revisions which satisfies Condition 2; and Southold Town Planning Board P a g e 12 August 11, 2026 WHEREAS, on July 10, 2026, the applicant stated that the property monuments had been installed and submitted Draft Deeds for review. The submission of these materials which satisfy Conditions #3 and #4; and WHEREAS, on July 28, 2026 the applicant requested an extension of approval as the Conditional Final Plat Approval expired; and WHEREAS, the Planning Board determines that the proposed action meets all the necessary requirements of Town Code §240-57 for a Resubdivision application; and WHEREAS, pursuant to Town Code §240-41, concrete monuments to mark the property boundaries are required; be it therefore RESOLVED, that the Southold Town Planning Board hereby waives the requirement to receive approval from the Suffolk County Department of Health Services prior to approval of this Resubdivision by the Southold Town Planning Board; and be it further RESOLVED, the Southold Town Planning Board grants a six-month extension of Conditional Final Plat Approval on the plat entitled "Kensington Real Estate Holdings, LLC Lot Line Modification" prepared by Howard W.
