Lanza, AICP, Planning Director Date: June 4, 2021 Re: Planning Department Report Verizon Wireless @ Our Lady of Grace Church SCTM#1000-9.-7-11.1 Oriental Avenue, Fishers Island The Planning Department has conducted a review of the proposed application pursuant to §280-74 B.(2), and has received a report from our Wireless Technical Consultant, Cityscape, Inc. (see attached report dated March 11, 2020) The proposed Verizon improvements as shown on the Site Plan dated March 1, 2018 and last revised March 31, 2021 are in compliance with the General Requirements of §280-70; therefore, we recommend a Building Permit be issued for this application in accordance with the Structural Analysis Report dated January 2, 2020, the acoustical study analysis dated February 8, 2021, and the following conditions: 1. The equipment compound shall be entirely concealed from view with dense evergreens consisting of at least twenty (20), staggered, 6' —8' high Dark Arborvitae as shown on the site plan; and 2. The evergreen screening around the ground equipment compound shall be maintained as approved for the life of this facility. The trees shall be kept in a healthy condition. Dead or downed trees shall be replaced within six (6) months so that all equipment, shelters, fences, gates and other associated structures are not visible from any vantage point; and 3. The steeple roof replacements shall match the existing roofing in style, color and texture; and 4. Noise from base equipment, including the backup generator, shall measure less than 45dB at all adjacent property lines; and 5. The facility shall remain secured and protected from unauthorized persons. 6. No exterior lights were reviewed or approved in connections with this application. Any exterior lights on or around the outside of this area must be reviewed and approved by the Planning Board and must meet Town Code §172 Exterior Lighting. 7.
