Present: Pat Lutzky, Eric Dantes, Cheryle Amara, Anne Smith, Nancy Messer
Absent: Mara Cerezo, Marilyn Sierra, Mark Levine, Jill Doherty

Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. June 13, 2023 Meeting Minutes —Motion to approve Cheryle Amara, Eric Dantes, 2nd
Approved unanimously.
b. September 19, 2023 Meeting Minutes —Motion to approve Cheryle Amara, Anne
Smith 2"d, Approved unanimously.
2. Housing Plan -
a. Housing plan is adopted. In 2024 HAC will use the housing plan as a guide to focus
on.
b. Cheryle remarked that the housing plan had lots of positive comments at the
hearing.
c. Anne remarked that there are provisions for increased income. HAC should use as a
roadmap for the future.
d. Housing position. Provisional appointment. The person will be a HAC liaison.
3. Projected vacancy on HAC
a. Eric is stepping down from Affordable Housing Commission.
b. Waiting list for new members.
4. GrantsUpdate—
a. ADU in town.
b. There is a 3 year C.O. requirement for a garage or house in order to build an ADU.
c. Town Board is going to look at in the coming months.
d. How will we educate the public with ADU.
e. Nancy recommended an opinion letter in the Suffolk Times.
f. Flyers
g. Information forum to educate the public.
h. Connect with Civic Association.
i. Goals for ADU would be to find properties.
j. Inquiring about what the balance in the Affordable Housing Fund.
5. Update on projects -
a. Carroll Avenue— NA
b. Cruz Bother — Petition against Cruz Brothers project. Pat wants to schedule a
meeting with the petitioners to find out their fears/concerns. HAC wants to educate
the neighbors of proposed projects.
c. Mara gave a presentation at public hearing to educate the public on major concerns
of the project. Site plan, occupations of registry.
d. During the early planning stages to educate the neighbors on what project entails
including the site plan, etc.
e. Come up with a new process to meet with neighbors.
f. HAC can assist new housing person.
g. Nancy mentioned while walking around town that there are empty buildings. It
would be great to fix up an existing structure.
h. 2024 list should include existing structures to make workforce housing apartments.

8. Motion to adjourn the meeting at 5:30 pm by Cheryle Amara motion to adjourn, Nancy
Messer, 2n1. Approved unanimously.
