December 12, 2023 — Via In -Person and Zoom
Present: Pat Lutzky, Mark Levine, Eric Dantes, Marilyn Sierra, Anne Smith, Cheryle Amara, Nancy
Messer, Jill Doherty were in person, Mara Cerezo was on Zoom.

Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. November 14, 2023 Meeting Minutes— Motion to approve Nancy Messer,Cheryle
Amara 2nd, Approved unanimously.
b. Adoption of Accomplishments 2023 document for submission to town board —
Approved unanimously.
c. 2024 Meeting Dates — Motion to accept Mark Levine, Marilyn Sierra 2"d, Approved
unanimously.
d. 2024 Goals for 2024 — Motion to accept Nancy Messer, Eric Dantes 2"d, Approved
unanimously.
2. Recognition of Service to Eric Dantes
a. Presented with letter of appreciation from HAC and from Scott Russell.
3. ADU Grant —Jill Doherty
a. Grant link went live.
b. Received information from Long Island Housing Partnership and the town will help
people get connected to them.
c. The town is working with Long Island Housing Partnership to get the information on
town websites, chambers, etc.
d. Pat suggested HAC to do an educational webinar.
e. ADU grant is up to $125,000 per application. The town received $2M in housing
grants.
f. Lengthy application process.
g. Attached garage qualifies for ADU.
h. Marilyn hoped residents that had ADU could let HAC see theirs.
i. Eric wanted to review a summary of the grant law.
4. Update on Housing Manager position —Jill
a. Jill mentioned that Civil Service still has not given an answer on the town housing
manager position.
b. A Duty Statement was sent to Civil Service to determine correct title.
c. Civil Service gives a salary range and then the Town Board can set from there.
5. Proposed Candidates for HAC vacancy.
a. Mark stated that Mark Rosenfeld might be interested. He has a housing background
from when he lived in California. He now lives in Orient. He will have his resume
forwarded to Denis Noncarrow.
b. Kevin Aglum is in construction management. He has rental units at market rate. He
is interested in workforce housing. He would bring balance to HAC.
c. Pat and Mark will circulate resumes of interested board members.
6. Projects in Process —Mara Cerezo
a. Cruz Brothers —Jill stated that they are still in the works, but they are redesigning
their plans. They are working on a combination of rentals and ownership. She is not
sure if there will be a change of zone. They are in the pre -submission planning.
b. Todd Fuerstein —He is stalled at this point. Cheryle will reach out to him to see if she
can get some updates.
c. Carroll Avenue — The neighbors had filed a lawsuit and the town won. The RFP was
previously stopped. Only one proposal was received. Carroll Avenue will move
forward. There are 5 acres. We aren't sure of the number of units.
d. Kolb Mechanical Old Sound Avenue Still in Suffolk County Health Dept.
e. Greenport Stirlington Square —2 mixed units to buy. Possible list price of $175,000.
7. New Business— Pat Lutzky
a. Jill will recommend to Supervisor Krupski that Village Liaison attend HAC meetings.

9. Motion to adjourn the meeting at 5:30 pm by Mark Levine, Nancy Messer, 2°d. Approved
unanimously.
