eroded toe of bluff with a maximum 195 tons of stone; along the bluff face provide 100
cubic yards of clean sand fill, untreated timber 2"x12" terrace boards to be placed at 6'
on-center and plant area with Cape American beach grass plugs 12" on-center in for
limits of disturbed buff face; install proposed 3' tall by 4' wide berm along top of bluff and
plant with native long grasses; and install a proposed set of stairs to beach consisting of
a 4'x4' top platform, 4'x6' stairs, 4'x4' bottom landing with 4'x6' aluminum retractable

bluff with a maximum 195 tons of stone; along the bluff face provide 100 cubic yards of
clean sand fill, untreated timber 2"x12" terrace boards to be placed at 6' on-center and
plant area with Cape American beach grass plugs 12" on-center in for limits of disturbed
buff face; install proposed 3' tall by 4' wide berm along top of bluff and plant with native
long grasses; and install a proposed set of stairs to beach consisting of a 4'x4' top
platform, 4'x6' stairs, 4'x4' bottom landing with 4'x6' aluminum retractable stairs to
beach.
The proposed action has been reviewed to Chapter§268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards. Based upon the information provided on the LWRP
Consistency Assessment Form submitted to this department, as well as the records
available to me, it is my recommendation that the proposed action is CONSISTENT with
the policies of the LWRP as follows:
Policy 6. Protect and restore the quality and function of the Town of Southold's
ecosystem.
6.3. Protect and restore tidal and freshwater wetlands.
A. Comply with statutory and regulatory requirements of the Southold Town
Board of Trustees laws and regulations for all Andros Patent and other lands
under their jurisdiction.
B. Comply with statutory and regulatory requirements of the State's wetland
Laws.
The proposed action includes installation of rock revetment along an exposed high
energy portion of the Long Island Sound shorefront. Rock revetments are preferred over
bulkheads in these situations and the integration of innovative bluff stabilization
methods and extensive plantings help to improve this work. The purpose/function of the
proposed T tall by 4' wide berm along top of bluff to be "plant with native long grasses"
is unclear, but does not impact the environment.If constructed to meet the town code,
the proposed stairs appear appropriate for the site given the elevation and slope.
The proposed action has been reviewed to Chapter §268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards.

toe of bluff with a maximum 195 tons of stone, provide 100 CY of clean sand fill,
untreated timber 2" x 12" terrace boards placed at 6' O/C along bluff and planted with
Cape America Beach Grass plugs 12" on center for limits of disturbed bluff face, install
proposed 3' tall x 4' wide berm at top of bluff to be planted with native long grasses and
to install proposed stairs to beach consisting of 4'x4' platform, 4'x6' stairs, 4'x4' landing
and 4'x6' aluminum retractable stairs to beach.

maximum 195 tons of stone; along the bluff face provide 100 cubic yards of clean sand
fill, untreated timber 2"x12" terrace boards to be placed at 6' on-center and plant
area with Cape American beach grass plugs 12" on-center in for limits of disturbed
buff face; install proposed 3' tall by 4' wide berm along top of bluff and plant with
native long grasses; and install a proposed set of stairs to beach consisting of a 4'x4'
top platform, 4'x6' stairs, 4'x4' bottom landing with 4'x6' aluminum retractable stairs
