MINUTES
THURSDAY,DULY 9,2026 at 4:OOPM
TOWN HALL ANNEX BASEMENT MEETING ROOM

Members Present:
Meryl Kramer,Chairperson;Anne Surchin;Umberto Fasolino;Clay Coffey; Karen Hoeg;Town
Planner Brian Cummings, and Elizabeth Cantrell,Secretary were present.
Introduction•
All applicants will give a presentation consisting of drawings, exterior materials samples and other
information required by the Planning Department to the Committee. The Committee will ask
questions and make suggestions as part of a general discussion with each applicant. Final
recommendations from the ARC will be presented to the Planning Board in the ARC Meeting
Minutes,and be made part of the Planning file for that application. The Planning Board will consider
these recommendations,together with all comments from other agencies,and provide the applicant
with a comprehensive written list of its requested revisions.
New Site Plan Applicatmcax1:
1160 TRAVELERS STREET BARN SCTM#: 1000-61.-2-2
This site plan application proposes the expansion and conversion of an existing±900 square foot barn
into a±1,436 square foot professional interior design studio on a±0.29-acre parcel located within the
Hamlet Business (HB) Zoning District in Southold.
Clay Coffey recused himself from this application discussion and left the room. Margot Coffey,
Architect for the project and Town Planner Brian Cummings presented the proposed site plan and
design drawings for the Committee's review. Following the presentation,the Committee members
discussed the project with the applicant and have the following comments.
• The color renderings for this project did not correctly depict what the exterior elevations
depicted so the Committee disregarded the renderings.
• The site plans appear to be well-designed
• It is recommended the vertical style siding similar to the existing siding be used.
• It is recommended the trim around the windows and head casings remain as depicted on the
elevations and not as elaborate as shown on the renderings.

This amended site plan is for proposed alterations to an existing 5,569 square foot building and site,
with no change in footprint, for office, storage and wine-tasting; including the addition of a new
sanitary system,expansion of existing parking area with the addition of four (4) parking stalls,exterior
renovations, interior alterations to floor plan (no basement), located within a 0.92 acre building
envelope (SCTM# 1000-83.-3-2.1), attached to ±12.7 acres of farmland (SCTM# 1000-83.-3-2.2) with
Development Rights held by Southold Town in the AC Zoning District,Cutchogue..
Town Planner Brian Cummings presented the proposed site plan and design drawings for the
Committee's review. Following the presentation, the Committee members discussed the project with
the applicant and have the following comments.
• The Committee recommends modifying the west elevation so that the doors align with the
surrounding glass muntins.
• Extend the corner metal extrusion to the underside of the roof or modify it to appear as a
functional support.
• Relocate the grease trap from the main entrance area if possible.
