The inspection covered the as-built second-floor dormer bedroom addition, The inspection included observation of accessible framing elements within the attic space, review of photographs provided by the owner documenting portions of the construction prior to concealment, and verification of completed framing dimensions as they relate to the finished structure. Items inspected included framing layout, member sizing where visible, roof and ceiling framing, wall dimensions, and continuity strapping as documented in the photographs provided. Based upon visual observations made during the site visit, the accessible framing appeared consistent with conventional wood-frame residential construction practices. Ceiling and roof framing members were observed within the attic space, and the completed wall and dormer dimensions were found to be generally consistent with the framing configuration necessary to support the completed addition. Continuity strapping was not directly observable at the time of inspection due to finished construction. However, photographs provided by the owner depicting the construction prior to concealment were reviewed and indicate the installation of continuity strapping at the dormer framing connections. Based upon the limited visual inspection performed, review of photographs provided by the owner, and the observed completed construction, it is nay professional opinion that the framing and continuity strapping associated with the as-built second-floor dormer bedroom addition appear generally consistent with accepted residential construction practices and the applicable provisions of the New York State Residential Code. This report is based solely upon observations of accessible conditions and photographs provided by others. No destructive investigation was performed, and no guarantee is made regarding concealed framing elements, connections, or workmanship not visible at the time of inspection. ZACKER'Y E. District-1 000 Section 0, Sf o Inspection—Insulation In October 2024, f performed a site visit to observe the insulation associated with the as-built second-floor dormer bedroom addition at the above-referenced property. The inspection results are as follows: 1 - Exterior Wall Insulation Insulation was observed within the exterior wall cavities of the dormer addition. Based upon visual observation and typical construction practices, the insulation appears consistent with batt insulation rated at approximately R-19. 2 - Ceiling Insulation Insulation was observed within the ceiling/roof assembly serving the dormer addition. Based upon visual observation and available access at the time of inspection, the insulation appears consistent with approximately R-30 insulation. 3 - Energy Code Compliance Based upon the observed insulation values and my understanding of the age and construction of the addition, the insulation levels appear generally consistent with the energy code requirements that would have been applicable at the time the addition was originally constructed. Based on the limited visual inspection performed, the insulation associated with the as-built second-floor dormer bedroom addition appears to be installed in general conformance with the energy conservation requirements applicable at the time of construction. This report is based solely on a visual inspection of accessible conditions at the time of the site visit. No destructive testing was performed, and no guarantee is made as to concealed conditions or workmanship not visible at the time of inspection. "' ACKERY E. The inspection results are as follows: 1 - North Side Entrance overhang An existing as-built carport structure located on the north side of the residence was determined to encroach excessively into the required side yard setback. In order to address this condition, the roof structure was reduced in size and modified to function solely as an entrance overhang serving the front entry steps. The modification included removal of a portion of the existing roof structure and installation of a new structural header and supporting footings in accordance with the construction documents prepared by this office. Based upon visual observation, the modified overhang, girder&footings appears to be adequately supported ,and constructed in accordance with the intent of the approved drawings. 2 - East Bide Patio Roof Overhang An existing as-built patio roof structure located on the east side of the residence was evaluated and found to have insufficient structural support for the existing span. To improve the structural performance of the roof assembly, a new girder beam was installed along the centerline of the patio roof structure. New concrete sonotube footings were also installed to provide support at the ends of the new girder. Based upon visual observation, the installed girder and supporting footings appear adequate to support the existing roof structure and substantially improve the load path and structural stability of the patio roof overhang. Paige 1 of 2 Result Based upon my inspection of the completed work and to the best of my knowledge, belief, and professional judgment, the modifications made to the north side entrance overhang and east side patio►roof overhang appear to have been completed in substantial conformance with the drawings prepared by this office and are generally consistent with accepted residential construction practices and the applicable provisions of the New York State Residential Code.
