The project has been completed in accordance with the issued permit, which allowed for three residential apartments (one on the first floor and two on the second floor), as well as a tenant retail space on the first floor with proposed unfinished storage on the second floor. The property is located in the B Zoning District and is permitted to contain up to three residential units in addition to the principal commercial use of the building. The building footprint remains unchanged; however, the project included interior unchanged; alterations and exterior fagade modifications. Prior to renovation, the building consisted of a single retail tenant space and prior to that it was bar/tavern. As it exists today, it remains a single tenant space with the 3 apartment units. The current proposal is to subdivide the existing 1,191 square foot tenant space, along with 762 square feet of associated second-floor storage, into two separate tenant spaces intended for office and/or retail use. The second-floor storage area will be incorporated into the second tenant space, resulting in a total combined non-residential area of 1,953 square feet. Proposed tenant space breakdown is as follows, * Tenant Space 1: 915 square feet (first floor) o, Tenant Space 2: 276 square feet (first floor) and 762 square feet (second floor), totaling 1,038 square feet For sanitary flow calculations, a rate of 0.06 gallons per square foot has been applied. The existing,approved septic system has a permitted flow of 750 GPD. Residential sanitary calculations are as follows: * Studio apartment (421 SF): 110 GPD * One-bedroom apartment (522 SF): 150 GPD Two-bedroom apartment (713 SF): 225 GPD Total residential flow: 485 GPD Proposed commercial flow: e, Tenant Space 1 (915 SF)-* 54.9 GPD ,0( Tenant Space 2 (1,033 SF): 62.28 GPD Total proposed flow: 602.18 GPD Therefore, the total proposed sanitary flow remains within the capacity of the existing approved septic system. For parking analysis, the more restrictive use between office and retail under the Town of Southold Code is office use (excluding physician and dentist offices), which requires one parking space per 100 square feet of office floor area. Assuming both proposed tenant spaces are utilized for office use, the total non-residential floor area of 1,953 square feet would require 19.53 parking spaces. In addition, the Town Code requires one parking space for each apartment, resulting in a requirement of three additional parking spaces for the three residential units. Therefore, the total parking requirement for the proposed configuration is 23 parking spaces. Prior site plan approval granted 30 parking spaces which were provided. Based on the above, the proposed subdivision of the tenant space is supportable in terms of both sanitary capacity and parking availability under the most restrictive permitted use and therefore we believe no site plan/planning approval should be required. .
