SPECIAL MEETING
THURSDAY, MAY 219 2026
A special meeting of the SOUTHOLD TOWN ZONING BOARD OF APPEALS was held at the
Southold Town Hall Annex, Second Floor Conference Room, 54375 Main Road at Youngs
Avenue, Southold on Thursday, May 21, 2026 commencing at 4:00 P.M.
The public had access to view and listen to the meeting as it was happening via Zoom. However,
this meeting was not a public hearing and no testimony was solicited or received.
Present were:
Leslie Kanes Weisman, Chairperson
Nicholas Planamento, Member Kim Fuentes, Board Assistant
Robert Lehnert, Member Elizabeth Sakarellos, Senior Office Assistant
Margaret Steinbugler, Member Julie McGivney, Assistant Town Attorney

4:05 P.M. Chairperson Weisman called the meeting to order.
Vote of the Board: Ayes: Members Weisman, Planamento, Acampora Lehnert and Steinbugler.
This Resolution was duly adopted 5-0)
EXECUTIVE SESSION: 4:05 P.M.
4:08 P.M. -A Motion was offered by Chairperson Weisman, seconded by Member Lehnert to
enter into Executive Session in order to receive Attorney Advice. Vote of the Board: Ayes:
Members Weisman, Planamento, Acampora Lehnert and Steinbugler. This Resolution was duly
adopted 5-0)
5:20 P.M. -Motion was offered by Chairperson Weisman, seconded by Member Planamento to
exit the Executive Session. Vote of the Board: Ayes: Members Weisman, Planamento
Acampora, Lehnert, and Steinbugler. This Resolution was duly adopted(5-0)

POSSIBLE RESOLUTIONS TO CLOSE/ADJOURN THE FOLLOWING HEARING:
VERADEANA PROPERTIES, LLC #8099—(Adjourned from May 7, 2026) Request for a
Waiver of Merger petition under Article II, Section 280-10A, to unmerge land identified as SCTM
No. 1000-59-6-23 which has merged with SCTM No. 1000-59-6-22, based on the Building
Inspector's November 21, 2025,Notice of Disapproval; which states that a non-conforming lot
shall merge with an adjacent conforming or non-conforming lot held in common ownership with
the first lot at any time after July 1, 1983. An adjacent lot is one which abuts with the parcel in
common course of fifty (50) feet or more in distance.Nonconforming lots shall merge until the
total size conforms to the current bulk schedule requirements; located at 9425 & 9555 Soundview
Avenue, Southold,NY. SCTM Nos.1000-59-6-22 and 1000-59-6-23. RESOLUTION: A motion
was offered by Chairperson Weisman, seconded by Member Planamento to ADJOURN the
Public Hearing to June 4,2026. Vote of the Board: Ayes: All. This Resolution was duly
adopted(5-0).
PETER STEIN AND ALLISON KRONICK STEIN#8053 —(Adjourned from May 7, 2026)
Request for Variances from Article XXIl, Section 280-116A(1); Article XXIII, Section 280-124
and the Building Inspector's June 20, 2025; Amended February 20, 2026 Notice of Disapproval
based on an application for a permit to demolish and reconstruct a new single family dwelling; at:
1) existing swimming pool located in other than the permitted rear yard; 2) less than the code
required 100 feet from the top of the bluff, located at: 63417 County Road 48, (Adj. to the Long
Island Sound) Greenport,NY. SCTM No. 1000-40-1-18. RESOLUTION: A motion was offered
by Chairperson Weisman, seconded by Member Steinbugler to CLOSE HEARING and
RESERVE DECISION. Vote of the Board: Ayes: All. This Resolution was duly adopted 5-0).
PRISTINE PROJECTS, LLC -#8096—(Adjourned from May 7, 2026) Request for Variances
from Article III, Section 280-18 and the Building Inspector's November 18, 2026 Notice of
Disapproval based on an application for a permit to subdivide two (2)merged lots; at: 1) Proposed
parcel No. 1 (63-1-4) at less than the code required lot size of 40,000 sq. ft.; 2) Proposed parcel
No. 1 (63-1-4) having less than the permitted lot width of 150 linear feet; 3) Proposed parcel No.
1 having less than the permitted lot depth of 175 linear feet; 4) Proposed Lot 2 (63-1-5) at less than
the code required lot size of 40,000 sq. ft.; 5)Proposed parcel 2 having less than the permitted lot
width of 150 feet, 6) Proposed parcel 2 having less than the permitted lot depth of 175 feet; located
at: 205 & 155 Sunnyside Road, Southold,NY. SCTM Nos. 1000-63-1-4 & 1000-63-1-5.
RESOLUTION: A motion was offered by Chairperson Weisman, seconded by Member Lehnert
for the PUBLC HEARING TO REMAIN OPEN UNTIL MAY 28,2026 for written
commentary, only. At which time the hearing will be closed by end of Business Day. Vote of
the Board: Ayes: All. This Resolution was duly adopted (5-0).

RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by
Member Steinbugler to authorize advertising of hearings for the Regular Meeting to be held June
4, 2026. A Work Session will begin at 9:00 A.M and Public Hearings will commence at 10:00
A.M. Vote of the Board: Ayes: Member Weisman (Chairperson), Lehnert, Planamento,
Acampora and Steinbugler. This Resolution was duly adopted (5-0)
RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by
Member Planamento to approve Minutes from the Regular Meeting held May 7, 2026. Vote of the
Board: yes: Member Weisman(Chairperson), Lehnert, Planamento, Acampora, and Steinbugler.

There being no other business properly coming before the Board at this time, the Chairperson
declared the meeting adjourned. The meeting was adjourned at 5:52 P.M.
