In order to rectify this situation in a timely fashion, the following information is required: 1.) Full amended construction drawings noting all changes made to your permit along with a check for$35 to cover a Notice of Disapproval. Based on the inspection of your"accessory garage"we have determined that the use violates zoning code as a second dwelling unit. Specifically, the finished space on the second story, the addition of one and one-half bathrooms, space on both the first and second floors for a heat-producing device, the addition of utilities such as heat, central air,phone and cable. 2.) A variance from the New York State Department of State. Based on our inspection,we have found numerous violations with respect to state code. Specifically, ceiling heights on the second floor, in the bathrooms and on the basement stairwell do not appear to meet code. 3.) An "as built" survey. Please have a licensed surveyor submit a survey showing the location of the"accessory garage," as well as property elevations,the elevation of the basement slab and the flood zone line. Also. Please show ALL adjacent water bodies and wetlands. It appears that your property is located in a flood zone. 4.) Suffolk County Health Department Approval. The addition of one and one- half bathrooms, as well as an outdoor shower requires approval from the Suffolk County Health Department approval. r i 5.) Southold Town Trustees and New York State Department of Environmental Conservation approval. In addition to changes made to the scope of work on your "accessory garage,"you have constructed two additional buildings, which, although do not need a building permit from this office, are within DEC and Trustee jurisdiction. Although the original "accessory garage"plan did not require approval Trom the above referenced agencies, the addition of the outdoor shower appears to have brought you into their jurisdiction. If you do not address these issues in a timely manner, further action will be taken which may result in the revocation of your permit.
