Section 280-116A(1); Article XXIII, Section 280-124 and the Building Inspector’s June 20, 2025;
Amended February 20, 2026 Notice of Disapproval based on an application for a permit to demolish
and reconstruct a new single family dwelling; at: 1) existing swimming pool located in other than
the permitted rear yard; 2) less than the code required 100 feet from the top of the bluff; located at:
63417 County Road 48, (Adj. to the Long Island Sound) Greenport, NY. SCTM No. 1000-40-1-18.
PRISTINE PROJECTS, LLC - #8096 – (Hearing Closed on May 28, 2026) Request for Variances from
Article III, Section 280-18 and the Building Inspector’s November 18, 2026 Notice of Disapproval
based on an application for a permit to subdivide two (2) merged lots; at: 1) Proposed parcel No. 1
(63-1-4) at less than the code required lot size of 40,000 sq. ft.; 2) Proposed parcel No. 1 (63-1-4)

Inspector’s October 27, 2025 Notice of Disapproval, pursuant to Article II, Section 280-10 which
states: a nonconforming lot (SCTM No. 1000-68-3-8.3) shall merge with an adjacent conforming or
nonconforming lot (SCTM No. 1000-68-3-8.4) which has been held in common ownership with the
first lot at any time after July 1, 1983. An adjacent lot is one which abuts with the parcel for a
common course of fifty feet or more in distance. Nonconforming lots shall merge until the total lot
size conforms to the current bulk schedule requirements; located at: 970 Salt Marsh Lane, Peconic,
NY. SCTM No. 1000-68-3-8.3 and 1000-68-3-8.4.
