RE.: Energy Certification - Existing Second Floor Bedroom
To Whom It May Concern,
I inspected the existing second floor bedroom at the above referenced property. The
room is approximately 300 square feet in area and is an as-built condition. The space
was originally noted as storage at the time of the construction of the house in the -1988
and has since been converted into finished habitable bedroom space by the prior owner.
Limited exploratory demolition was performed in select locations in order to observe
existing structural & insulation conditions. Based upon these observations, it is my
professional opinion that the insulation values present within the existing assemblies are
generally consistent with the residential energy code standards applicable at the
approximate time of original construction.
The inspection results are as follows:
1 - Exterior Walls - Based upon limited exploratory demolition, the exterior wall
assemblies appear to contain batt insulation consistent with approximately R-13
insulation values typical of residential construction standards of that era.
2 - Ceiling/Roof Assemblies - Based upon limited observation of adjacent attic spaces,
the ceiling/roof assemblies appear to contain insulation consistent with approximately R-
19 insulation values typical of residential construction standards of that era.
This certification is based upon visual observations and limited exploratory openings
only. No destructive investigation beyond the limited exploratory demolition noted above
was performed. Concealed conditions may vary.
To the best of my professional knowledge, the existing second floor bedroom appears to
contain insulation generally consistent with the applicable residential energy standards in
effect at the approximate time of construction.
