SCTM#: 1000-102.-3-1 Zoning District—R-40
This site plan is to amend the previously approved plan to include several as-built structures,
including a 972 sq. ft. portable building on a concrete slab, an extension of auto repair building
#2 from 1,759 sq. ft. to 2,916 sq. ft., along with the previously approved existing office building
of 576 sq. ft and existing auto repair building#1 at 1,628 sq. ft.; all on a 37,428 sq. ft. parcel in
the R-40 zone located on the s/s/o NYS 25 at the s/w intersection of NYS 25 and Fleets Neck
Road in Cutchogue The property is located at 29950 Main Road, Cutchogue. SCTM#1000-102.-

The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, the proposed action is EXEMPT from LWRP Coastal Consistency
Review pursuant to§ 268-3. Definitions. Minor Actions II:
B. Replacement rehabilitation or reconstruction of structure or facility, in kind on the same site (in
place) including lllyradinQ buildings N meet building or Tre codes...,
The site plan application is not proposing any new construction. All buildings on site are pre-
existing. Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its
written determination regarding the consistency of the prop;sed action.
