An undesirable change svill not be produced in the CHARACTER of the neighbor or aQc�ykiidegt�o nearby properties if granted, because: 026 hhtt The subject property has significant zoning hardship: 1) the lot is u i110r; f its zone; 2)the existing house was built in 1880, very close to the public right-of-way, c of Appe* non-conforming front yard setback; 3) a pond covers the back half of the property, significantly reducing the buildable land area and making the existing house non-conforming in lot coverage and GFA. The applicant is seeking to: 1) rebuild the existing two-story west wing of the house, with a slight 63 sq. ft. increase to the existing building footprint (of which 38 sq. ft. is within the required front yard). 2) construct a new 236 sq. ft. screened porch, of which 63 sq. ft. is within the required front yard; 3) construct a new open covered porch of 36 sq. ft., within the required front yard. There will be no substantial visual difference from the pubic road between the existing and improved house. The new additions are modest and will be seamlessly integrated into the architecture of the existing house. The height, scale and overall massing of the house will not change. The additions will not be visible from either of the abutting neighbors to the east and west, and otherwise have no detrimental impact on other nearby properties. '.The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to pursue,other than an area variance, because: Any work to a portion of an existing structure with existing zoning non-conformity must go through the variance process. 3. The amount of relief requested is not substantial because: There will be no increase in front yard setback nonconformity as a result of this work. The actual increase to the building footprint within the required front yard will be modest (137 sq. ft.). The lot coverage and GFA relief being sought is also modest -- 2% lot coverage increase, and 244 sq. ft. floor area increase. 4.
