RESOLVED that the Town Board of the Town of Southold Amends Resolution 2026-264
and hereby grants permission to Bedell Cellars to hold Special Events 2026-1 at the Bedell
Cellars, located at 36225 Main Road, Southold,New York as applied for in Application
BC-la and BClb-z and a-e to host Weddings on 5/16, 5/23, 5/29, 5/30, 6/6, 6/12, 6/13,
6/20, 6/26, 6/27, 6/28, 7/11, 7/18, 7/26, 8/1, 8/8, 8/15, 8/22, 8/29, 9/4, 9/5, 9/11, 9/18, 9/19,

Housing Advisory Board
WHEREAS, on August 2, 2022, the Town Board of the Town of Southold, by Resolution
No. 636-2022, adopted a local law amending Town Code Chapter 17 (Community
Preservation Fund) to establish a Community Housing Fund, to be funded by a 0.5%
supplemental real estate transfer tax; and
WHEREAS, said local law was adopted after a mandatory referendum at the general
election held on November 8, 2022; and
WHEREAS, on September 6, 2022, the Town Board of the Town of Southold authorized
and directed the establishment of a Housing Advisory Board; and
NOW, THEREFORE, BE IT RESOLVED, that the Town Board of the Town of Southold
hereby appoints, with the stated term limits, to serve on the Advisory Board, without

Police Department 2026 Training Request

Orient Fire Department Memorial Day Parade
RESOLVED that the Town Board of the Town of Southold hereby grants permission to the
Orient Fire Department to hold its Annual Memorial Day Parade in Orient on Monday,
May 25th, 2026 beginning at 7:00 AM. The parade will begin at the Orient Firehouse and
take Tabor Road to Orchard Street to Navy Street to Village Lane to Main Road and back
to the Firehouse,provided they follow all the conditions in the Town's Policy for Special
Events. All fees associated with this event have been waived with the exception of the
clean-up deposit. Applicant to contact Chief Grattan as soon as possible for traffic control.
The Chief will determine road usage as needed.

Annual Boy Scout Car Show
RESOLVED that the Town Board of the Town of Southold hereby grants permission to
Boy Scout Troop 6 to hold its Annual Car Show, setting up Friday, September 4th, 2026 at
5 PM. The event will be held on Saturday, September 5th, 2026 from 7 AM to 5 PM and
will be taken down on Sunday, September 6th, 2026 by 5 PM. The event will be held at the
Peconic Lane Community Center field, Peconic Lane, Peconic, provided they file with the
Town Clerk a Two Million Dollar Certificate of Insurance naming the Town of Southold as
an additional insured and comply with all the provisions of the Town's Special Permit

WHEREAS the Town Board of the Town of Southold approved the 2026 Capital Plan,
which included various appropriations,
WHEREAS, the Town Board of the Town of Southold wishes to amend the revenue source
of certain projects and fund capital projects to purchase a dump truck and snow fighting
truck for the Highway Department, and

Retirement Resolution for Elected Officials
WHEREAS, the State of New York has set additional reporting requirements in Section 315.4
of the New York Codes, Rules and Regulations which requires all elected and appointed
officials whose terms start on or after August 12, 2009, who are members of the New York
State and Local Retirement System and who do not participate in their employer's time keeping
system to prepare a log of their work-related activities for three consecutive months and submit
their logs to the clerk or secretary of the governing body within 150 days of the start of their
term;
NOW THEREFORE, BE IT
RESOLVED that the Town Board of the Town of Southold hereby establishes the following as
standard workdays for elected and appointed officials and will report the following days
worked to the New York State and the Local Employees' Retirement System based on the
record of activities maintained and submitted by these officials to the clerk of this body:

Define Village Liaison
Whereas, the Town of Southold received a request from the Village of Greenport seeking
representation on specific committees;
Whereas, to promote intergovernmental transparency and community benefit, the Town
Board has established a policy regarding the appointment of a Village liaison to certain
committees;
Now, therefore, be it resolved that the following definition of a Village liaison is adopted:
A liaison serves as a communication bridge to foster mutual understanding between the
Southold Town Board and the Village of Greenport by participating in designated
committees. The liaison shall be either a Greenport Village Trustee or a Village employee,
appointed by resolution of the Greenport Village Trustees. The Village of Greenport will
appoint a liaison to the following Southold Town committees: Economic Development,
Police Advisory, Water Quality Committee, and Anti-Bias Task Force. The liaison is
responsible for keeping the Greenport Village Trustees regularly informed of committee
activities and is encouraged to participate in committee discussions; however, the liaison
shall serve as a non-voting member. Once the Village of Greenport designates its liaison,
the Southold Town Board will formally appoint the liaison annually at its organizational
meeting.

Town of Southold hereby sets Tuesday,April 21, 2026, at 6 p.m., Peconic Community
Center Auditorium, 1170 Peconic Lane, Peconic, New York as the time and place for a
public hearing for the purpose of adding a parcel owned by Moffat Farm Tiny LLC to
the Town's Community Preservation Fund Eligible Parcel List and for the purpose of
purchasing fee title to said parcel, together with parcels owned by Moffat Farm South
LLC and Moffat Farm Rabbit LLC, for open space purposes. Said parcels are
identified as SCTM #1000-55.-3-6.4 (Moffat Farm South LLC), SCTM#1000-55.-3-6.5
(Moffat Farm Rabbit LLC), and SCTM#1000-55.-3-7 (Moffat Farm Tiny LLC)
(collectively, "Property"). The total area of the property is 34.81± acres. The address of the
property is 48460 & 50100 County Route 48 in Southold. The property is in the R-80
Zoning District, fronts on the southeasterly side of County Route 48 in two locations, and
extends to Long Creek.
SCTM #1000-55.-3-7 (Moffat Farm Tiny LLC) is .47± acres and is important for the
purpose of open space, wetland, and habitat protection, similar to the other parcels offered
for purchase, which are on the current Eligible Parcel List.
The proposed acquisition is for the Town of Southold, in a joint 50%150%partnership with
the County of Suffolk, to acquire fee title to the entire 34.81[]-acre property for open space
preservation. The exact area of the purchase is subject to survey. The purchase price for the
entire 34.81:]-acre property is $110,000 (one hundred ten thousand dollars)per acre,
estimated at$3,829,100 (three million eight hundred twenty-nine thousand one hundred
dollars). The purchase price will be adjusted at the time of closing based on the final
surveyed acreage. The purchase will be funded by the Town's Community Preservation
Fund and the County of Suffolk in a 50%150%partnership, which will include the purchase
price and any related acquisition costs associated with the purchase of this property.
SCTM #1000-55.-3-7 is being added to the Community Preservation Project Plan Eligible
Parcel List and acquired for the establishment of parks, nature preserves, or recreation
areas; preservation of open space. SCTM#1000-55.-3-6.4 & 6.5 are currently listed on the
Eligible Parcel List as property that should be acquired for the establishment of parks,
nature preserves, or recreation areas; preservation of open space; preservation of fresh and
saltwater marshes or other wetlands; and preservation of undeveloped beach lands and
shoreline at significant risk of flooding and sea level rise. The purpose of this acquisition is
for open space,passive recreational purposes, wetland protection, shoreline protection,
habitat protection, and protection of forested land. Proposed uses of the property may
include the establishment of a nature preserve and/or passive recreational area with trails
and limited parking for access purposes, all subject to a management plan that will be
developed for the property.
The Land Preservation Coordinator has reviewed the acquisition in accordance with
Chapter 117 (Transfer of Development Rights) of the Code of the Town of Southold.
Sanitary Flow Credits may be available for transfer from the Property upon the purchase of
the Property. The County of Suffolk will determine if Sanitary Flow Credits (a/k/a County
Workforce Housing Development Rights) are available, and if so, the number of Sanitary
Flow Credits available from the Property. Any available Sanitary Flow Credits will be
divided between the County and the Town in accordance with the 50%150%joint
partnership percentage. The transfer of Sanitary Flow Credits will not be finalized, and
shall not occur, until the County/Town closes on the Property, and the Town Board passes a
resolution allowing the transfer into the Town Sanitary Flow Credit Bank.

WHEREAS, the Town Board of the Town of Southold held a public hearing on the
question of the purchase of a development rights easement on a certain parcel of property
owned by Pellegrini Holdings, LLC on the 7th day of April 2026, at which time all
interested parties were given the opportunity to be heard; and
WHEREAS, said property is identified as part of SCTM #1000-109.-1-8.7. The address is
23005 Route 25, Cutchogue. The property is situated on the northerly side of Route 25 and
is located within the Agricultural-Conservation (A-C) Zoning District; and
WHEREAS, the proposed acquisition is for a development rights easement on part of the
property, consisting of 30.00::L acres of the 35.921 acre parcel. At least 80,000 square feet of
the 5.92±-acre development rights intact reserve area will remain linked to, and be
prohibited from being subdivided from, the area subject to the easement area. The exact
area of the acquisition is subject to a Town-provided survey acceptable to the Land
Preservation Committee and the property owner; and
WHEREAS, the easement will be acquired using Community Preservation Funds. The
purchase price is $84,500.00 (eighty-four thousand, five hundred dollars)per buildable
acre, estimated at $2,535,000.00 (two million, five hundred thirty-five thousand dollars) for
the 30.00±-acre easement. The purchase price will be adjusted at time of closing based on
final surveyed acreage determination,plus acquisition costs; and
WHEREAS, the property is listed on the Town's Community Preservation Project Plan
List of Eligible Parcels as property that should be preserved due to its agricultural value;
and

of April 2026, on the question of the purchase of conservation easement for property owned
by the Jamal Manassah 2022 Revocable Trust and Estate of Raymond J. Kerester for open
space preservation pursuant to the provisions of Chapter 185 (Open Space Preservation)
and Chapter 17 (Community Preservation Fund) of the Town Code of the Town of
Southold, at which time all interested parties were given the opportunity to be heard; and
WHEREAS, said property is identified as SCTM#1000-81.-1-25. The total area of the
property is 13.65± acres. The address of the property is 11535 North Bayview Road,
Southold. The property is located on the corner formed by the easterly side of North
Bayview Road and northerly side of Paradise Point Road and extends to Southold Bay. The
property is located within the R-40 Zoning District; and
WHEREAS, the proposed acquisition is for the Town of Southold, in a joint 50%/50%
partnership with the County of Suffolk, to acquire a conservation easement on the entire
13.65F-acre property; and
WHEREAS, the purchase price for the entire 13.65± acre parcel is $265,000 (two hundred
sixty-five thousand dollars)per acre, estimated at$3,617,250.00± (three million six
hundred seventeen thousand two hundred fifty dollars). The purchase price will be adjusted
at the time of closing based on the final surveyed acreage. The purchase will be funded by
the Town's Community Preservation Fund and the County of Suffolk in a 50%/50%
partnership, which will include the purchase price and any related acquisition costs
associated with the purchase of this property; and
WHEREAS, the purchase of the conservation easement is contingent on the simultaneous
closing and conveyance of the underlying fee title to the Peconic Land Trust, Inc. The
Peconic Land Trust, Inc., has agreed to provide public access to the property in the form of
passive recreational trails; and
WHEREAS, the property is listed on the Town's Community Preservation Project Plan
Eligible Parcel List as property that should be acquired for the establishment of parks,
nature preserves, or recreation areas; preservation of open space;preservation of fresh and

and Regulations for this action; and be it further
RESOLVED that the Town Board of the Town of Southold hereby elects to enter into a
50%/50%joint partnership between the Town of Southold and the County of Suffolk for
the purchase of a conservation easement to the parcel identified on the Suffolk County Tax
Map as #1000-81.-1-25. The purchase price for the entire 13.65± acre parcel $265,000 per
acre, estimated to be $3,617,250 and subject to survey, plus any related acquisition costs
associated with the purchase of this property. The proposed action has been reviewed
pursuant to Chapter 268 (Waterfront Consistency Review) of the Town Code and the
LWRP Coordinator and the Town Board has determined that this action is consistent with
the LWRP. The Town Board has reviewed the acquisition and has determined that Sanitary
Flow Credits may be available upon the acquisition of the property and that the County of
Suffolk will determine if Sanitary Flow Credits (a.k.a. County Workforce Housing
Development Rights) are available, and if so, the number of Sanitary Flow Credits available
from the property. Any available Sanitary Flow Credits will be divided between the County
and the Town in accordance with the 50%/50%joint partnership percentage. The transfer of
the Sanitary Flow Credits allotted to the Town will not be finalized, and shall not occur,
until the County/Town closes on the property, and the Town Board passes a resolution
allowing the transfer into the Town Sanitary Flow Credit Bank.
