The fence has been changed from 4'to 6' high to meet the pool safety requirement with a gate that automatically closes as required. East End Pool King installed the alarm, photos attached. The full-length tie Beam at the old garage demising wall is composed of 3-2x12s plus 1-LVL secured together with bolts and glue to rest on the wall with a custom steel bracket to secure it. It matched the existing one in the LR. The small tie-beam between the beam and the South wall matches the others in the house and is not structural. See the plan and section drawing attached. The Second floor Bedroom studs are secured with Simpson strong tie#MSTI72 strapping at each 2x6 stud (16"). The insulation on the new second floor roof is 2in. Closed Cell spray insulation and 4in. Open Cell spray insulation. The exterior walls are 2"Closed and 2in/open Cell insulation. I saw this but did not take photos. This house was built at minimum standards at its inception. The list of structural elements folded into the house is substantial: 1. The 2nd floor structure which was 2x6 was sistered with 2x12s,reinforcing the whole floor structure. 2. The First floor was reinforced with a double 2x12 beam down the center on concrete reinforced footings in the crawl space, strengthening the floor and leveling it. 3. The sheathing around the whole house was less than 1/2 inch ply. Half inch ply was glued and screwed to the cleaned existing sheathing,reinforcing all the exterior walls and allowing the new shingles to be nailed on,rather that the light staples which were used on the existing condition. 4. With the second floor being build, according to code or better,this building is strong and resilient. The structure of this addition passes its inspection,in my opinion.
